The Fox is on the periphery of Hexham town centre on a busy through road. the pub serves its direct local community with plentiful chimney pots in the immediate vicinity. Hexham is a reasonably affluent area, with well known, premium high street names such as Waitrose, M&S Food and Majestic Wines, all doing good business within the town. Most people locally are in employment and either work in Hexham or commute to the large commercial centres of Gateshead and Newcastle.
The pub is a one room traditional wet led operation. The room essentially is split in to two, firstly the main bar houses seating to the right and a pool table to the left. Moving from the front door to the left of the pub is a loose and fixed seating area that is mainly used to facilitate live music. Externally, to the front of the pub is a quaint benched area that is mainly used for smokers and is a small, well appointed yard to the rear, however in the sunny months the pub benefits from these spaces for additional seating.
The Fox exists as a wet only venue that retail drivers are as follows: weekend evenings and Sunday afternoons the pub promotes a popular live music agenda. The week trade is strongly supported by pool and darts teams along with the loyal locals. There are also televisions located throughout the pub showing live sporting events.
The private accommodation is located on the first floor of the pub and is in reasonable condition. This comprises of three bedrooms, kitchen, living room and a bathroom.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Our current tenant has operated the pub for 10 years and the previous operator was 16 years as landlord. As a result the Fox is a good solid business that makes the operator good returns and consequently rarely comes to market. Clearly this pub is very popular with live music and has a strong pool and darts team following. Moving forward I am looking for someone with strong marketing and advertising skills who will be able to tap in to the local market on social media. The ability to promote the pub to maximise all trading sessions will be crucial. A great licensee for the Fox will aspire to make the pub the ultimate community asset. The pub needs to become the first port of call when locals are looking to celebrate key annual events, such as Christmas, New Year, Halloween etc. Whilst these are the key times where people look to go to the pub, a successful licensee will schedule relevant events to keep footfall coming to the venue all year round.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
