Clough Hall is large detached property situated in the residential area of Kidsgrove. Kidsgrove is an ex-mining town in the borough of Newcastle under Lyme, Staffordshire resulting in it being a densely populated area, even though the mines are no longer in use. It has a strong community feel with local independent amenities, sports centre and local football team all within close proximity to the pub.

Pub Layout

Clough Hall is a spacious detached property with a car park to the left hand side which could easily hold around 20 cars. To the rear is a decked smoking solution with high benches that leads onto an enclosed grassed beer garden. Internally the pub is in excellent condition having only been refurbished in November 2018 it has a modern and fresh feel with an eclectic mix of loose and fixed booth seating. To the left of the bar is a sports area with television, darts board and pool table. To the right there is a raised area with four large modern booths. The wooden floor balances out the carpeted areas with all new fixtures and fittings. Following the bar round, you are met with another dining area which has mixed loose seating the double doors in this area lead onto the garden.

This pub is a great example of  a community pub. At present there is a value led food menu served daily with a Sunday roast being very popular. There is a strong rhythm of the week with live music over the weekends,  including an open mic night on Sunday’s and darts teams which play throughout the week. Although there are two t.v screens, they aren’t currently showing any Sky or BT sports, which could always be introduced. The current tenants have created a real hub of the community with events for children and families throughout the year. The bar is well stocked with a variety of lagers, ciders, cask ale and gins.

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

Clough Hall is a great community pub, I am looking for an individual or couple to continue to drive this pub within the local community whilst reaching out to the surrounding areas. You must demonstrate a strong weekly marketing plan and have excellent retail standards to ensure this pub really is the hub of the community.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
