Arkwirghts is located on the main Plungington Road, through Preston neighbouring a number of local businesses and shops, including having a mixed calibre of chimney pots in the surrounding areas. The pub itself benefits from being less than a mile away from Preston City Centre and Preston North End F.C ground. Preston is a densely populated area with an eclectic mix of businesses and houses with fantastic links to the M6 motorway.
Arkwrights is a traditional style pub with two trading areas all served by the central bar servery along with a function room located on the first floor. The main bar has a large trading area with a mixture of fixed and loose furniture. Steps up from the main bar lead onto a raised open plan area, completely visible from the bar which houses two pool tables. The function room on the first floor is a great space for private functions and parties and also has a separate area for buffets.
Arkwrights is a traditional wet led community local pub with an advantage of a function room for hire. There is huge potential to increase business here with functions and private parties, with the right licensee we would look to improve the kitchen upstairs to make this plausible. There is also the opportunity to grow the the entertainment offer here with more live music and a strong rhythm of the week. There is already a dedicated following of locals who support the trade when they go in for team games such as pool.
There is no private accommodation at this pub, however there is an office located on the first floor.

Utilities (Gas and Electric): This pub is part of the Group Energy deal and you will therefore be required to purchase gas and electric supply through Admiral Taverns. For more information on this, please speak with a member of our recruitment team.
Tie:       All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training: £250 plus VAT

I am looking for a community focused and passionate licensee who is willing to push the current boundaries and develop the offer as a whole. We will be looking to keep the already dedicated locals and also offer something for a broader range of clientele by way of improving the rhythm of the week and marketing. Games teams are an integral part of the business and the licensee should be enthusiastic and supportive about this aspect.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
