The Seabirds is a large detached traditional pub, located in the coastal area of Bridlington. This seaside family friendly pub is situated on the main road with nearby shops, less than two miles from the centre of Bridlington town centre and around half a mile from North Beach.  The pub is located within easy walking distance of a large number of caravan sites and B&B guest houses. Bridlington benefits from having a railway station. It is located on the Yorkshire Coast Line and is operated by Northern who provide all passenger train services.

Pub Layout

The trading is split into two rooms by a central round bar serving both rooms. The front room on entering the building is the bar area, with the pool table, dartboard and seating for around 30 guests. To the rear of the property sits the largest room which has tables and seating for up to 70. There is a large commercial catering kitchen, storage space and basement level beer cellar and good sized toilets. Externally there is a large carpark for 18+ cars, a decked drinking area to the rear of the building with grassed area, along with several benches to the front of the building.

The full refurbishment scheme will include complete external redecoration and signage along with works to a new terrace seating area with festoon lighting. Internally there will be full redecoration with new fixtures & fittings, refurbishment of the bar servery and back bar areas, new carvery unit, works to the toilet areas and new bi-fold doors leading out to the new terrace area.

 

Trading Style

The planned renovation will give the pub a fresh new look, and a real “all-round” offer. The bar area will lend itself to pub games and live sports coverage, with the lounge offering a great space for relaxed drinking and dining. Regular local trade will be boosted by seasonal visitors to the area and regular entertainment, events and a strong food offer will be well-received by the community.

The private accommodation is in good order having been newly decorated, and consists of three good sized bedrooms, kitchen, lounge and bathroom.

Annual Rent: £35,000

Security Deposit: £8,750

Fixtures and Fittings: Upon Valuation  – funding options may be available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

I am looking to work with an exceptional, experienced operator with all the necessary skills to make this the “go-to” pub in the area. A strong industry background is essential, with experience of a busy food operation and high standards to complement the planned refurbishment. The ideal applicant will have good marketing skills and the drive to attract both the local community and seasonal visitors to the area. This is a fantastic opportunity for an exceptional operator to get involved in the project right from the start.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
