Mark Knibbs, the Business Development Manager, is seeking an applicant with a strong understanding of the local marketplace and a community-focused approach, along with a solid knowledge of sport and its role in driving pub trade. Experience in operating a similar high-volume, wet-led venue would be highly advantageous. Applicants should bring commercially minded, sales-focused ideas to maximise revenue before, during, and after match days, while ensuring a safe, well-managed environment for all customers. The successful operator will be responsible for planning and delivering a consistent weekly entertainment programme, including activities such as quizzes, bingo, and securing bookings for live entertainment, including bands and DJs. The Queens also offers excellent opportunities to grow trade through its facilities, including a rear external space which can be fully utilised during milder weather as an extension of the pub’s trading area. In addition, the impressive function room provides significant potential to drive additional income through community-led events, private hire, and celebrations, further strengthening the pub’s position at the heart of the local community.

The Queens is ideally positioned on a busy main road linking Marple, Romiley, and the surrounding Stockport suburbs, with easy access to the M60 motorway, providing excellent connections to both Manchester and Liverpool. The pub benefits from a range of nearby amenities, including convenience stores, takeaway outlets, and other licensed premises, while a large Morrisons supermarket is just a short drive away. The area is also well served by reliable bus routes, offering strong transport links to neighbouring communities and making the venue easily accessible for both local residents and visitors.

Pub Layout

The Queens is a large, spacious venue with an open plan layout across both the main front bar and function room, creating a welcoming and comfortable environment for guests enjoying live sport, music, and entertainment events. Conveniently positioned between the two areas are the gents’, ladies’, and accessible toilet facilities, allowing easy access throughout the premises. Upon entering the pub, guests are welcomed into the main bar and seating area, which features multiple TVs positioned throughout, along with a large drop-down big screen located in front of the main windows for major sporting events and entertainment. A dedicated games area, situated close to the bar, includes both a darts throw and pool table, while two fruit machines further enhance the pub’s leisure offering. The layout provides excellent viewing and a lively atmosphere for football match days, other live sporting events, and performances from visiting artists and DJs. Externally, the Queens benefits from two outdoor garden spaces. The rear beer garden enjoys sunlight throughout the day during the warmer months, making it an attractive space for customers to relax and socialise. There is also an additional smaller outdoor seating area adjoining the function room and car park for several cars.

The Queens is a true traditional community pub, offering a warm and welcoming atmosphere at the heart of the local area. The pub benefits from increased footfall on match days by showcasing live sport throughout the week, attracting both regulars and visiting customers alike. With dedicated space for darts and pool, The Queens maintains a strong community feel while also transforming at weekends into a lively entertainment venue, delivering live music, DJs, and a vibrant party atmosphere for everyone to enjoy. The pub also offers a strong value-led drinks range, ensuring there is a choice to suit all tastes and budgets, helping to attract a broad and loyal customer base. In addition, The Queens benefits from a separate function room, providing a versatile space suitable for private parties, celebrations, community events, meetings, and other functions, creating further opportunities to engage with the local community and generate additional trade.
