The Old Hop Pole is an end of terrace property located in a prominent position just half a mile from West Bromwich town centre on the corner of the High St and Guns Lane. West Bromwich is one of the larger towns making up the West Midlands conurbation with a population in the region of 75,000. The town centre is bustling with many independently owned outlets and the usual high street brands. The town has enjoyed something of an economic revival.

Pub Layout

The trading area is a one room operation divided in two by soft and hard furnishings. You enter the pub into the bar area that includes a darts oche and TV screens showing Sky & BT Sports. Further through is the cosy lounge area that has a wood burning stove providing a welcoming feel to the pub in the winter months. Both areas are served by the ornate central bar with original glass panels, which is a lovely feature. Situated behind the bar is a galley kitchen that once kitted out would provide an opportunity to introduce a food offer. To the rear of the pub is the courtyard drinking area that also acts as a smoking solution. The whole of the trading area is decorated to a very high standard with the fixtures and fittings equally well maintained.

The Old Hop Pole is a community pub with a well-established customer base of ‘Baggies’ supporters and Cask Ale enthusiasts. The trading layout creates a warm and friendly atmosphere which can be greatly enhanced by an enthusiastic welcoming host. Pub games including darts, crib and dominoes are important to the business as is TV sport, with large screen TVs strategically positioned throughout the trading area ensuring viewing is available to all. The popular and well maintained outside drinking area is popular, and a rarity in town centre pubs. This pub has a strong CAMRA following who enjoy the benefit of the Admiral Taverns rotational cask ale scheme and local beers via SIBA.

Private Accommodation

Maintained to a high standard the first-floor accommodation consists of a lounge, kitchen, bathroom and three bedrooms.

Annual Rent: £17,800

Security Deposit: £5,000

Working Capital: £1,000

Stock: £1,000

Fixtures and Fittings: £4,060.00  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for a passionate and driven individual or couple who have excellent retail standards. You will want to embrace the local community and focus on providing a great customer experience. A love for the ever growing cask market would be beneficial but not essential.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
