Alison Davidson, the Business Development Manager is seeking an experienced operator to revitalise the Spotted Cow, building on the strong foundations established over many years. The pub should continue to be a popular local, offering great quality beers and excellent service, televised football, pub sports and a welcoming, friendly atmosphere. The new operator will need to be creative and passionate, as well as a friendly face behind the bar who will provide a warm welcome to new and existing customers. This is a busy pub with strong volume history and we are looking for a operator to continue to grow this further.
We’re delighted to welcome the Spotted Cow to the Proper Pubs family, with a £370,000 refurbishment planned to revitalise both the interior and exterior of this fantastic pub.
Set to re-open early December 2025, the Spotted Cow is a 19th-century detached building located in the market town of Bloxwich, just two miles north of Walsall. Surrounded by residential housing, the pub is only a short walk from the town centre, where a variety of local shops and businesses can be found. Directly opposite the pub is Bloxwich Park, a popular destination for locals whether enjoying a run or a leisurely stroll. The Spotted Cow holds a prime position in Bloxwich and has long been a pub of choice within the community. Bloxwich train station is just a 10–15 minute walk away, with several bus routes nearby. The pub also benefits from its location on the busy A34, a key north to south route linking towns and cities including Birmingham, Walsall and Cannock.

Nestled right on a bustling pedestrian route through the centre of Bloxwich village, our pub is perfectly placed to soak up the vibrant local atmosphere and attract a steady stream of passers by. As soon as you walk through the doors, you’ll be greeted by a warm and welcoming vibe, with the bar immediately to your right, the lively hub of the venue where all the action starts. Just beyond that, things kick up a notch with our state-of-the-art darts area, leading seamlessly into the pool table zone that’s perfect for friendly competitions and tournaments. Love live sports? So do we! Big screens are placed throughout the pub, so you’ll never miss a second of the action, whether it’s Premier League football, rugby, or boxing nights. To the left is a small separate area which accommodates additional seating for locals who wish to have a relaxing drink. The good vibes continue into our fantastic beer garden at the rear of the pub, complete with plenty of seating and even an external TV so the game comes with you.
There’s plenty of street parking nearby, but most of our regulars love the short walk, it’s a true local’s pub, with a great community spirit and something for everyone.

Following the investment, the interiors will create a sociable atmosphere where regulars and newcomers alike will be encouraged to strike up conversations and enjoy the community spirit. The Spotted Cow thrives on its strong community ties and vibrant events calendar. Televised sports will be key here, promoting football and other major sporting events shown on multiple televisions, as well as classic pub pastimes like crib and dominoes, backed by enthusiastic local teams. Weekend entertainment keeps the energy high with lively karaoke nights and discos that bring in a diverse crowd. The living accommodation is located on the first floor and consists of two large double bedrooms, living room and kitchen a bathroom and an office.

This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns take care of all the running costs including rates, utilities, stock and day to day running costs whilst you take home 18.5% of the net weekly sales. You will be require to cover all employment costs relating to your staff and any council tax and TV licence for the residential quarters.
All new operators have comprehensive free training as part of their agreement.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – A security deposit is required when applying for a pub with Admiral. This will be the greater of £5,000 or three months’ headline rent. The deposit is held on your account and returned when you leave, subject to your final account balance and the condition of the property. We will also carry out a credit check as part of your application, which may affect the deposit amount required.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterix *
