The Spotted Cow is a 19th century detached building located in the market town of Bloxwich, sitting two miles north of Walsall. The pub is surrounded by many houses and is only a short walk into the town centre where you will find local shops and businesses. Bloxwich Park sits across the road from the pub and proves to be popular with locals who like to exercise whether it’s a run or a leisurely stroll. The pub commands a great location in Bloxwich and has been the pub of choice for many years. Bloxwich train station is approximately 10-15 minutes walk from the pub and there are several bus connections which pass near to the Spotted Cow, there are also a number of key road connections such as the A34 on which the pub sits.
Pub Layout
The main entrance to the pub is situated along a busy pedestrian route through the heart of Bloxwich village which provides plenty of passing trade. The bar is located to the right as you walk in with a darts area featuring TVs throughout the pub showing live sports. To the left is a small separate area which accommodates additional seating for locals who wish to have a relaxing drink. Disco and karaoke at weekends is popular with locals who like to have a sing a long whilst socialising with friends. Located on the first floor is a function room that can cater to groups including family events and should be explored further by the new licensee. To the rear of the pub is a fantastic external drinking area where locals like to sit outside in the summer months and catch up with friends along with a smoking shelter. There is plenty of street parking surrounding the pub however given the customer base is made up of locals, they usually walk to and from the pub.

The Spotted Cow has only become available due to the current licensee retiring and there is a fantastic opportunity for someone to grow the business further, building on what is a very solid base because of the many years of work that have been put into the pub. The pub should continue to be a popular local, offering great quality beers and excellent service, televised football, pub sports and a welcoming, friendly atmosphere. The new licensee will need to be creative and passionate, as well as a friendly face behind the bar who will provide a warm welcome to new and existing customers. This is a busy pub with strong volume history and we are looking for a licensee to continue to grow this further.
We are looking to refurbish and upgrade the ladies and gentleman’s toilets, there is also plans to refurbish the private accommodation.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterix *
