The pub is currently closed.  We are actively seeking a passionate individual or team to take the reins and breathe new life into this pub. Alongside a strong support system, Admiral Taverns will be offering an excellent financial package to assist with re-opening this pub.

We are planning a comprehensive refurbishment of The Britannia both inside and out, our goal is to breath new life into this once thriving pub and re-establish it as the place to go in Mossley. With the support of the Business Development Manager (BDM) and the significant investment in the site, this presents an exciting opportunity to create a standout venue at the heart of the community.

The Britannia presents a fantastic opportunity for an experienced licensee to tap into its full potential. Whilst the Britannia will remain a wet-led community pub, there’s a clear opportunity to introduce and grow a solid food offer, aiming for a 25–30% food split. You’ll bring the drive and know-how to establish a consistent rhythm of the week and develop a hearty, appealing menu that resonates with the local community.

The Britannia is located in Bottom Mossley which is a small town and civil parish in Tameside, Greater Manchester, 8.7 miles east of Manchester and 2.2 miles from Stalybridge with the M67 at Hyde 6.2 miles away. The Metrolink station on the Oldham & Rochdale Line is at Ashton Under Lyne 3 miles away. The Britannia is surrounded by local shops and businesses along with a high density of houses. Opposite you will find Mossley train station which provides convenient links to Manchester Piccadilly and Huddersfield. The area is on the cusp of the Pennines which has brilliant access to walks and countryside.

Pub Layout

Prior to entering the Britannia you walk through a small paved patio with a number of picnic benches situated at the front of the pub. Entering the pub you walk into the main bar lounge with a bar servery on the right hand side and a separate small dining room with circa 16 covers to the rear. To the left hand side is a games area with a pool table, darts throw and fixed and loose seating. The bar servery has an open aspect. In between the lounge and games area is a corridor providing access to the ladies and gents toilets. There is minimal parking to the front of the pub however there is on road parking in the area.

There is an investment planned for the pub, we will be looking to do a full refurbishment with the right licensee on a long term agreement.

The Britannia is a community local which traditionally offers a variety of cask, standard and premium lagers along with a strong spirit and wine offer. There has always been a food element to the business however with the planned refurbishment there is greater potential to develop this further. We are looking for the Britannia to remain as a community hub, therefore along side a 25-30% food split a good rhythm of the week with entertainment, sports and community events will make this pub thrive.

 

Private Accommodation

The private accommodation is located on the first floor of the pub and can be accessed through the main bar area via a private entrance. It comprises: kitchen and lounge, bathroom along with two double bedrooms and an office

Annual Rent: £28,500

Security Deposit: £7,500 or the equivalent of three months’ rent, whichever is greater

Working Capital: £7,000

Stock: £6,000 

Fixtures and Fittings: To be confirmed upon valuation –  funding options may be available for the right licensee.

Business Rates: £Nil.  Based on the April 2023 rating list, the Zero Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

We are planning a full refurbishment for the Britannia with a long term licensee, we have planned upgrades to both internal and external areas, full plans have yet to be decided but will likely include, new external decoration, signage and lighting with addition of new loose furniture and festoon lighting.

Internally we are looking to create a new dining area and bring the existing real fire back into use, new feature wallpaper and wall panelling throughout the pub, dedicated pub games room including pool table and new darts Oche. New floor finishes throughout the pub trading area with new decorative light fittings throughout the pub.

There will also be upgrades to the bar with feature tiles and panelling detail and renovate the existing back bar area and full refurbishment and redecoration to the toilets.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – A security deposit is required when applying for a pub with Admiral.  This will be the greater of £5,000 or three months’ headline rent. The deposit is held on your account and returned when you leave, subject to your final account balance and the condition of the property.  We will also carry out a credit check as part of your application, which may affect the deposit amount required.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training£350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
