St Columb Major is a small town about 6 miles from Newquay and should not to be confused with St Columb Minor which district in Newquay itself. Often referred to locally as St Columb, it is situated approximately seven miles (11 km) southwest of Wadebridge and six miles (10 km) east of Newquay. The designation Major distinguishes it from the smaller settlement and parish of St Columb Minor on the coast. The parish has approx 3800 residents.

Pub Layout

The Silver Ball is a single bar pub with two distinct seating areas with a wrap around bar and a games area off that with a pool table and juke box. There is a domestic kitchen through the hallway with access to the domestic quarters. Through the bar areas there is access to the ladies and the gents toilets. Externally there is a beer garden at the rear of the property and benches at the front of the pub to watch the world go by. There is no carpark but plenty of local off road parking.

The pub trades with a traditional wet offering, including a vast range of draught products and an extensive spirits range as well as a good choice of cask ales and a variety of good wines. Entertainment is by way of occasional live music and regularly hosts bingo and quiz nights which are well supported by a good following of the local community. This, along with a dart board and pool table, provides a plentiful array of all round entertainment and sports.

This consists of three bedrooms, living room, bathroom, and an office. All very well decorated and presented.

I believe the pub lends itself to being an ideal starter pub as well as an opportunity for an experienced licensee, who has the ability and flair to run a traditional, well-presented pub in the heart of the community. They must be ‘mine host’ where the pub really is the ‘hub’ for the locals. The right retail offer will consist of great lagers, ales, wines and spirits with promotions, events and sports teams. The property is in good condition throughout and to support the new let, we will be carrying out a programmed external decoration and new signage.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
