The Railway Hotel is in the town of Litherland in the Borough of Sefton, Merseyside. It neighbours Waterloo, to the north, Seaford to the west, and Bootle to the south and is approximately 5 miles (8.0 km) north of Liverpool City Centre. It is situated on a busy road with a supermarket directly opposite. It is a large, well-established community local, with plenty of surrounding chimney pots and kept in good order. Litherland is well-connected by road, with the A5036 providing access to Liverpool city centre and connecting to major motorways such as the M57 and M58 for travel further afield. Litherland railway station is served by the Merseyrail Northern Line, offering frequent services to Liverpool city centre and destinations throughout the Merseyside area.

Pub Layout

As you walk in from the front of the building you enter into an open plan area with the bar directly in front. To the left is a large seating area with fixed and loose seating, in the corner of the room is a small raised stage area and there is also a darts oche. An exit to the side of the building can also be found in this area. To the right of the entrance there is more fixed and loose seating and gaming machines. The kitchen can be accessed off this area and there is a smaller raised snug area with a second darts board. There are TV’s throughout the pub. Towards the rear of the pub there is a foyer area where the gents and ladies toilets can be accessed. From this area there are stairs to the upper floor. There is a small smoking area downstairs at the rear of the building.

 

The Railway is at the heart of the community with great customer interaction, predominantly a wet led pub with a small food offer of Sunday lunches. The pub is very sports focused offering plenty of televised sport with a packed week of darts & pool fixtures. They also host live music and karaoke evenings.

We are ideally looking for an experienced licensee who can influence and capitalise on the profitability at this solid community champion pub. The new tenant would need to be a strong character and be capable of integrating and nurturing the current established pub teams as well as developing the current numbers to enhance the business further. A hands on licensee with great standards would be highly appreciated by the welcoming customer base and the right person, couple or family would thrive in this fantastic environment. There is no need for great change, just a requirement to build on what has already been put in place, a fresh outlook on the day to day running of this already busy business. The new tenant should be able to provide details of previous solid performance in running similar outlets in the North West. This is a great opportunity for a licensee who thrives in the pub games atmosphere.

 

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
