Parkway is located 2 miles from Glasgow city centre, on Paisley Road West, in the South West area of the city providing excellent transport links via the M8 motorway or by bus and train to and from the city centre. This is a sprawling area, south of the River Clyde, known as the leafy, creative and community-led area, with the Parkway surrounded by shops and local housing providing extensive footfall whilst remaining hub of the community.

Pub Layout

Upon entrance from the main road you are greeted with the bar area complete with a horseshoe shape bar at the centre of the room. The walls are adorned with TV’s , sporting memorabilia, football scarfs complete with astro-turf flooring to enhance the sports theme throughout. Complete with a mixture of low fixed and loose seating alongside sofa areas to create the ambiance of live sporting events this also has a pool table and darts board and has to be seen to be believed. The pub benefits from a commercial kitchen located to the right of the pub.  There was a plan in place with the current licensee to sub-let this part of the business however this has not materialised but could be considered going forward with a new licensee.  There is also a small prep area behind the bar that could house a pizza oven. The lounge area is a mixture of fixed and loose seating complete with own bar and dance floor and can be used for private functions and meetings due to seating up to approximately 80 people.

The golden opportunity for this site is the beer garden to the rear. This is completely closed off and access has to be from inside the main pub and with the right vision could be the perfect opportunity to increase sales and promote the the pub. This area, complete with wooden benches and a marquee could provide the perfect opportunity to increase sales.

Trading as a wet only site with live televised sport, team games such as pool, darts and dominoes, this sports themed bar is currently trading well. The function room provides another source of income and has the potential to increase sales if a strong marketing plan is in place. There is a small garden area at the rear of the building which with the right inspiration could increase sales.

This is an exciting opportunity to run a well established pub business. Admiral Taverns are looking to work with experienced licensee’s who can multi task the function room alongside the sports bar area to create a balance between the two. We are also looking for a licensee with a vision for the garden area and someone who will take the opportunity to incorporate a food offering to increase sales. An individual/couple with local knowledge who can put their own ideas into the business, attract customers from further afield,  have a strong marketing plan and have the desire to grow the business in ensuring it stays part of a circuit, can drive footfall and embedding yourself in the main pub life to make this the “go to” pub for the local community.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
