The Nags Head is a stunning Tudor style pub situated on the main road running through the pretty village of Stapleton, Leicestershire. Stapleton is surrounded by beautiful English countryside along with plenty of walks, parks and rivers which matches the pub perfectly as a great place to relax for a drink and some food either in the warmer months or on a cosy winter’s evening. The village itself has all of the amenities you would expect but the pub also benefits from good passing trade as it has a good presence on the main road.
The Nags Head has a small cosy bar area and a large and spacious dining area with a good amount of loose seating making the space really flexible for small and large parties wanting to dine in the pub. The neutral, yet warm and traditional décor makes it an inviting space to relax. The pub has built a great reputation over the past few years for good food and they have hosted many entertainment events and local events too. Externally the pub boasts a large car park at the side which is great for passing traffic to swing in easily, and it has an extremely large and attractive garden scattered with traditional benches and paddocks behind the garden. There is also a large building that has an external bar in it and BBQ area.
The pub currently runs as drinks focused (70/30) but the food offering has great potential to increase using the well-equipped commercial kitchen, the food offer is popular and could be capitalized on through improving the offering and bringing fresh ideas into the pub. There is also an opportunity to differentiate the pub through better ranging of drinks and using the dining room for more events.
The private accommodation consists of three large double bedrooms with a family bathroom, a kitchen and large lounge.

Admiral Taverns are looking for someone who will become part of the community and attract both regular customers but also be able to capitalize on gaining new custom through events and use of the garden and changes in the bar range and also food menu.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
