The Market Street Tavern is a community led local pub which is currently run to a high standard, is in good condition and is in the affluent area of Stoneclough with new housing and investments which means an ever growing community. Being situated just 8.6 miles outside of Manchester city centre and 3.5 miles from Radcliffe there are excellent commuter links in to Manchester, Bury and Bolton without the hustle and bustle of living in a city centre.

Pub Layout

The Market Street Tavern is an attractive looking detached building situated on a corner which provides on street parking. From the front door the pub splits in to two with a well stocked island bar servicing both areas. To the left is a snug with mixed seating and darts board for the quieter drinkers. To the right hand side there is a good sized lounge with mixture of seating and room at the end for entertainment such as live music, DJs or karaoke. From the lounge you go into the inner hallway which provides access to the private living accommodation, ladies and gents toilets and a further games room. The games room is home to a pool table and is currently set up with a projector to show live sporting events. To the front of the pub you will find a patio area belonging to the Market Street Tavern with a number of picnic benches and a smoking solution to the side, to the rear is an enclosed beer garden with benches.

The Market Street Tavern is a well established, community led locals pub. Currently the evenings are the busiest with a good mixture of clientele as it offers universal appeal with its varied range of drinks including a range of cask ales, lagers, spirits, wines, soft drinks and minerals. Being a community pub the Market Street Tavern supports and hosts local pool, darts, football and dominoes teams and also shows live sporting events on the number of televisions and screens located around the pub. With a welcoming friendly feel and excellent standards offering great levels of comfort for its clientele there is the opportunity to drive the Market Street Tavern to make the already popular pub expand.

Accessed via a private doorway from the bar area you will find a good sized living accommodation in excellent condition. The accommodation comprises: Landing, three double bedrooms, lounge and kitchen, bathroom.

I want this to be the best pub in the village. With the competition of 3 pubs in the village this has the potential to be the best! You will need to offer a good range of drinks, offers on occasions and regular entertainment. This community led local pub is a great place to go. I’m looking for someone with the passion and drive to take this already great pub to new levels and make it known for something whether that be the range of casks, spirits/gin bar or entertainment to make a unique offer in the area and do it well so it keeps the locals and attracts new clientele.

 

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
