The Horse and Jockey is located on a busy road through Altofts which is a village in West Yorkshire, 5 miles from Wakefield and a mile from Normanton, close to the M62 motorway. The village Altofts houses schools which are Lee Brigg Infants School, Martin Frobisher Infants School, and Altofts Junior school along with recreational sports clubs such as Cricket, Football and Bowls.
To the front of the pub, there is a seating area for outside drinkers. The pub has a car park for approximately 20 cars, and to the rear of the pub, there is an outdoor drinking and beer garden area. Internally the pub has a bar/lounge scenario with a central bar servery. There is a pool table and games area for general use and team games. The pub benefits from a small function room to the rear with its own bar servery and a small kitchen providing pub meals and snacks or used to cater for parties using the function room.
The Horse & Jockey is a true community local, complete with pub teams, entertainment and a small food offer.
The private accommodation consists of three bedrooms, a living room, kitchen and bathroom.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

We require a licensee who will ensure that the pub is very much at the heart of the local community. They will need to have the drive and vision to take this pub forward by making the best use of the facilities available so that it meets its true potential. Investment in the pub is being evaluated to help drive this potential. An experienced local licensee would be preferred but not essential.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
