The Moonrakers is a large detached community pub situated in the sought-after suburb of Newbold which is a village just north of Chesterfield and has a population of around 8000 residents. The pub is based in a busy residential area with stunning views of the countryside with schools, playgrounds and local business’ and takeaways within close proximity. Opposite the pub there is a bus stop which operates regularly through until 11pm offering services into Chesterfield. Chesterfield is 24 miles north of Derby and 11 miles south of Sheffield.

Pub Layout

The front entrance leads into the entrance lobby where you can then access either the bar or lounge. Ladies and gents toilets are also located in the entrance lobby. The bar area is serviced from a central bar servery and has a combination of fixed seating and loose furniture. The bar area also houses a pool table and darts oche. The lounge is currently used as a function room and again has a mixture of fixed and loose furniture. From the lounge there is a set of patio doors that lead on to the sizeable beer garden which stretches right across the rear of the pub. The lounge is serviced by the same central bar servery that also caters for the bar. From the bar servery there is a catering kitchen but this is not fully compliant and would need some investment to become operational. The pub also benefits from a good sized car park capable of parking for up to a dozen vehicles.

The Moonrakers is a drinks led pub business, hosting a pool team which helps to boost mid-week sales along with entertainment which also runs across the weekends. The Moonrakers should be the hub of the community and to help with this, a basic food menu should be developed. Admiral Taverns may look to invest in this pub with the right person and this will enable the new licensee to take advantage of the busy area in which the pub is situated and generate further income with an operational commercial kitchen.

Private Accommodation

The private accommodation consists of a downstairs lounge and kitchen which has separate access to the pub. Upstairs, you will find four bedrooms, bathroom and a small office space.

Annual Rent: £12,000

Fixtures and Fittings: To be confirmed upon valuation –  funding options may be available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Entertainment is key and so continuing the current pool and darts teams as well as introducing a new ‘rhythm of the week’ would offer exciting prospects to this fantastic community pub. The new licensee would bring fresh ideas along with a food offer with investment into the catering kitchen from Admiral with the right licensee.  Alongside this Admiral can provide relevant training and support from our experienced catering team.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
