The Nevile Arms is situated adjacent to the village green in Kinoulton, an affluent village located 10 miles south of the City of Nottingham, with a population of approximately 1000 people, mainly from the most affluent demographic group classification in the country. This expansive and detached pub is steeped in history having had a pub on this site since around the 1860’s, it is well established and has a great reputation.

Having had significant investment in the past the pub is in good condition with plenty of character. Facilities and layout include a traditional bar, eclectic furniture which is in keeping with the style of the pub, open fire, wooden flooring, formal and relaxed dining/drinking areas with a well-equipped kitchen.

With a complimentary large enclosed beer garden and car park with 25 spaces, there is scope to add many local events to appeal to the local villagers and their families.

As the Nevile Arms is the only pub in the village, it is indeed the heart of the community. The site has recently been operating as a premium food-led pub and has become a destination pub for visitors from outside the local community with a very strong reputation. With approximately 50 covers in the dining area and a cosy and informal bar area, there is an opportunity to add weekly activities such as quizzes, weekend entertainment, and family activities for the families in the village. The pub also benefits from a fully functioning kitchen with additional out-rooms for storage and wash up areas.

The current retail food offer suits the pub and its location perfectly, so more of the same or similar is required in fresh British gastro pub food. A regular list of both indoor and outdoor events is essential to be at the heart of the community and give people from outside the village a reason to travel. The new licensee must be experienced foodies with a history of running and managing a busy fresh food offer. High standards of service, recruitment, and staff training are a must preferably with key team members already on board. High motivation and tenacity are required to reach out to destination diners and drinkers via social media platforms and advertising as they are needed to achieve the turnover figures expected. This is an amazing opportunity for someone to acquire a brilliantly appointed food pub in the very popular area of South Nottinghamshire.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.
