The Holywell is a well known, established, large ex managed house sitting in a prominent location on London Road which is the main trunk road out of Hinkley towards the M69. The pub is a 15 minute walk from Hinkley town centre and as such is very accessible from both town and the by car round the ring road. The surrounding area is densely populated with predominantly privately owned housing. There is only one other pub within ½ a mile.

Pub Layout

The Holywell sits on a large plot that has car parking for circa 45 vehicles with a security gate and CCTV. To the rear is a large garden with a children’s play area and a large paved patio area with garden bench seating for over 80 people.  On entering the main doors to the front of the pub customers will see the large bar servery to the left of the open plan but zoned main lounge area. There is a main big screen viewing area for sports TV & weekly live entertainment in the middle of the room. Surrounding are 4 seating areas  sectioned off subtly with balustrading and fixed soft furnished seating. The main room boasts 2 open fires with lovely stone fire surrounds which are popular in the winter. Off the main lounge through double doors ia a rear room that has a pool table in the raised area and Darts run on the lower level. Loose seating for 20 customers on the lower level and windows overlooking the garden. This room is also used as a function room with the pool table being moved to one end of the raised area and used as a buffet table.  The garden to the rear is an amazing sun trap, gated and enclosed to keep children safe. Rows of garden benches give seating for over 80 people year round. At the start of the garden patio closest to the pub we have a separate garden bar complete with its own chilled cellar and servery with 6 dispense points and room for a pizza oven and prep area. There is also bench seating at the front of the pub for those wanting to watch the world go by. Customer toilets are found off the main lounge and the cellar is below ground.

The pub currently trades to both local and destination drinkers due to its ideal location. The customer base is wide as people visit for different reasons. Sky sports viewing and teams are popular with the pub running a football team darts and 2 pool teams playing in local leagues. The pub is probably best known for its entertainment varying from the weekly quiz, to live music, karaoke’s and periodic bonkers bingo sessions.  The pub has a large kitchen to the rear but currently only serves snack food. Every Friday night different traveling food vans are booked in with customers being able to enjoy Polish, Greek and Italian to name but a few, which has proven to be very popular.

The accommodation consists of 3 bedrooms, a large family bathroom, sitting room and kitchen with its own separate entrance. All in good condition having been upgraded in 2023.

This pub needs a highly motivated and dedicated pub operator experienced in running a multi faceted retail offer. The drive to arrange, market and stage lots of customer entertainment, running the sports teams, weekly entertainment and events. The food can be an expansion of the existing offer with more food vans especially in the summer making use of the garden and the outside bar with a pizza or burger offer. The pub is large enough to launch a pub food offer but this would require an experienced food operator. Functions must be encouraged and catered for.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
