The Angel Vaults is a well-established town centre pub with strong potential to thrive under a community-focused licensee. While familiarity with the local area and its customers would be advantageous, it is not essential, and the opportunity is open to motivated licensees from outside the area. The Angel Vaults is located in Evesham, a historic market town in Worcestershire, lying on the banks of the River Avon between Worcester and Stratford-upon-Avon. Positioned just off the busy High Street, the site benefits from strong local footfall and a surrounding residential catchment of over 27,000 people. Evesham offers excellent transport connections with its own railway station providing direct services to Worcester, Oxford and London Paddington, while the nearby A46 links easily to the M5 within a short drive. The town is also well-served by local bus routes and attracts visitors to its riverside walks, retail parks and nearby Cotswold villages, offering a strong platform for both local and destination trade.
Pub Layout
Located just off Evesham High Street, the pub benefits from a prominent side-street entrance that leads directly into a well-presented single bar on the right. To the left, a spacious lounge area creates a lively social hub, complete with a pool table, darts board and a versatile mix of fixed and movable seating for around 30 guests. Behind the bar, a compact trade kitchen with fryer and microwaves provides the potential for a simple, profitable food offer. Customer toilets are conveniently positioned to the left of the main bar. While there is no outside seating, the layout and facilities offer an excellent opportunity to create a welcoming community pub with strong wet trade and scope for entertainment.
The pub enjoys a steady daytime trade, with lunchtimes largely supported by a loyal base of regular customers. Pool teams provide a consistent draw twice a week, helping to drive midweek evening footfall. At weekends the offer becomes more entertainment-led, with karaoke on Friday evenings and either a live singer or DJ on Saturday nights, creating a lively and sociable atmosphere. There remains clear potential to broaden the trading mix further with the introduction of a simple back-bar food offer, such as pies and pasties, to complement the drinks-led business and encourage extended trade.
The private accommodation consists of four bedrooms, a bathroom, a lounge and kitchen.

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – A security deposit is required when applying for a pub with Admiral. This will be the greater of £5,000 or three months’ headline rent. The deposit is held on your account and returned when you leave, subject to your final account balance and the condition of the property. We will also carry out a credit check as part of your application, which may affect the deposit amount required.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterix *
