This famous olde Ale house has previously been CAMRA pub of the year and could possibly be one of the very best pubs. It has some lovely traditional features both inside and out and appeals to a wide range of discerning customers. It is situated in the centre of Kidderminster, Worcestershire, a town famed for the founding of the carpet industry where the trade still enjoys a healthy presence. The population within 1 mile of the pub is over 30,000.

Pub Layout

On entry, you are greeted with a large traditional fireplace with a variety of low tables and chairs, the L shape bar is on the left which allows access through to the back bar. Down a small step you are greeted with another trading area for up to 20 covers. The traditional bar has an impressive array of spirits and seven cask ales. The ladies’ toilets are situated between the two trading areas, the gents are through the courtyard. The outside area really is a hidden gem, the rear courtyard is a covered area with benches and quirky decoration, very popular with the locals and visitors. This leads onto a vast marquee with over 10 benches that follows down to another open-air area with further benches.

The Ye Olde Seven Stars currently engages in the community with live music, quiz nights and other community activities, with its traditional features creating a warm and welcoming atmosphere. It is mainly focused on drink sales with a reputation for excellent cask ales, a wide selection of gin and whiskies with a small bar snack offering with potential for this to be developed. With its wooden floor and large fireplace, the pub is welcoming in the winter and its fantastic outside area offers a sun trap in the summer. There is scope to develop community teams such as dominos.

Private Accommodation

The private accommodation can be reached from behind the bar, the first flight of stairs leads to a large office, storage space and commercial kitchen although some work will be needed to make it more functional. Then located on the third floor, there are two bedrooms, bathroom, kitchen and living room all in reasonable order, but would benefit from some re-decoration.

We are looking for a person or couple with a passion for cask ale and a desire to achieve cask led or indeed industry accolades and awards. Ideally an experienced licensee or industry professional with the necessary drive, ideas and customer focus to build on the current success.  The ideal licensee will ideally know the area and have the skills to market, promote and grow the wet offer, grow sports teams and launch entertainment, including live music. Pride, passion, personality, an eye for detail, focus on great standards are a few of the key skills I’m looking for in a potential licensee.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
