Mark Cleverly, the Business Development Manager is seeking an operator who has a good a understanding of the local marketplace as well as being community focused with a good knowledge of sports. Experience in running a similar venue would be advantageous and applicants must have the right sales focused ideas to maximise the sales before and after games. You will need to plan and execute weekly entertainment and seamlessly integrate into the community, ensuring that The Wellington remains the go-to pub for the locals. With its value drinks range, diverse entertainment schedule and variety of events, the pub should cater to everyone in the community. The Wellington is a hub for both Liverpool and Everton supporters and requires an experienced operator with a true passion for sport and the local community.

Following the refurbishment, the Wellington will be a vibrant, wet-led community pub which is conveniently located on Picton Road in Wavertree. As part of the external refurbishment, we will maintain it’s distinctive red glazed tile exterior, enhancing on it’s traditional features. The pub is conveniently located on a corner plot at a busy crossroads, surrounded by residential homes and local businesses such as eateries, hairdressers and offices. Well-connected by public transport, with Wavertree Technology Park train station just a nine minute walk away, it also benefits from easy access to Liverpool city centre via the busy Edge Lane serving as the main route from the city centre to the M62 motorway.
Pub Layout
The Wellington is set for an exciting transformation that keeps all the charm of a great local, whilst bringing in the features that matter most to the community. Inside, the open-plan layout is centred around a welcoming L-shaped bar, serving two main areas of the pub. As part of the refurbishment, we’re re-designing the seating plan to make the most of the space, adding a mix of comfy fixed and flexible loose seating so there’s room for everyone, whether you’re catching up over a pint or settling in to watch the match. Speaking of matches, sport will play a big role in the Wellington. A dedicated sports zone will be created, complete with a pool table, state of the art darts board and TVs throughout so you’ll never miss a moment of the action. We’re also giving the essentials some proper attention, upgrading the ladies and gents toilets for a fresh, clean feel. Outside, the small yard will be turned into a great little outdoor spot, with festoon lighting, new furniture and improved fencing to give it a welcoming, sociable feel, perfect for summer evenings. To top it all off, the exterior will be given a full refresh, with new signage and an updated colour palette to complement the tiling, boosting street presence and giving The Wellington the kerb appeal it deserves.
The Wellington is a popular wet-led community pub, deeply supported by locals and known for its strong sports focus, particularly football, with both Liverpool and Everton fans making it their go-to hub on matchdays. The private accommodation is accessed separately through an entrance at the rear of the pub and will also be upgraded as part of the refurbishment. This consists of three bedrooms, lounge, kitchen and bathroom.

This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns take care of all the running costs including rates, utilities, stock and day to day running costs whilst you take home 18.5% of the net weekly sales. You will be require to cover all employment costs relating to your staff and any council tax and TV licence for the residential quarters.
All new operators have comprehensive free training as part of their agreement.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – A security deposit is required when applying for a pub with Admiral. This will be the greater of £5,000 or three months’ headline rent. The deposit is held on your account and returned when you leave, subject to your final account balance and the condition of the property. We will also carry out a credit check as part of your application, which may affect the deposit amount required.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
