The Weaver’s Rest is located at the end of a very competitive high street in Atherton, the building is very traditional in style and has a planned major investment to help grow the business.  The people demographic is mixed due to it being high street and the level of competitors we have on our doorstep.  Being a high street the transport links via buses/taxis is plentiful.

Pub Layout

The Weavers Rest is about to undergo a refurbishment to enhance the over all appeal with external decoration including signage, the trade area will also be refurbished to brighten it up with new flooring and full decoration.

From the front door the pub takes you through past the bar area and a raised seating area into the games and toilet areas into the back area which is an expansive garden area with resin flooring and raised smoking solution.  The pub will have 5 TV’s for day to day TV and occasional sports on terrestrial TV.  The pub after investment will feel softer and more comfortable and welcoming with its new décor, flooring, lighting and furnishings.  We have a games room area with pool table and brand new bespoke darts throw, along with access to the pub’s standout beer garden and a convenient car park.

The trading after investment will be centred around driving local community through building sports teams and low level rhythm of the week through the week and then the vision is to drive weekend trading through vibrant live music events in the pub. By driving community focus, there is great opportunity to bring this pub back to life and even though we are the bookend of the high street currently, we could easily centre ourselves and give great reason to visit throughout the week

Private Accommodation

The private quarters is also undergoing investment as part of the current project, it has 3 Bedrooms, Lounge, Kitchen, Bathroom and there is opportunity to enter and exit the private quarters through the function room fire exit rather than going through the pub. The investment will provide the new operator with an excellent clean and well decorated blank canvas with new flooring throughout.

This opportunity is for you to run your own pub as a self-employed manager taking home 18.5% of the net weekly sales plus incentives. Admiral Taverns take care of all the running costs including rates, utilities, stock and day to day running costs, whilst you take care of the employment costs relating to your staff, council tax and TV licence for the residential quarters.

Mark Knibbs the Business Development Manager is seeking a motivated couple or individual. After investment the relaunch of this pub with a comprehensive plan to drive weekly events to drive footfall and build mid-week trading with sports teams and a program of weekend entertainment to create a vibrant and lively atmosphere is crucial.

The successful operator must demonstrate a key passion and enthusiasm to create a fun environment with focusses on building sports team events as well as driving low level sales drivers through the week and then promote and execute excellent vibrant weekend live entertainment, A proven track record in entertainment and community venues is essential.
