The Ukulele already has a great following of loyal day time customers that come in for racing, sports and mid-week entertainment, with the current Wednesday acoustic session the highlight of the week. On weekend evenings it ramps up a little with karaoke and theme nights, attracting customers who are out in the town centre walking the circuit. Sport also plays a major part with Wigan having both a football and rugby team that are heavily supported, the new operator should be experienced in driving footfall during sporting events and have a proven track record in developing pub teams. I am looking for an operator that has experience of running a pub in a busy town centre. Someone who is equally at home chatting to the locals during the day as they are driving theme nights at a weekend. The Ukulele has SKY and TNT sports so the ideal operator should be used to creating a great atmosphere pre and post game and delivering a great sporting experience for their customers. Proper Pubs are community obsessed so it goes without saying that any suitable candidate should be too, creating a safe environment for customers of all ages to enjoy and creating, organising and running events that make a difference to the local community and charities.

Pub Layout

Entering through the front entrance porch, the Ukulele opens into a spacious trading area with a long bar positioned to the left. On either side of the entrance are two smaller rooms, one housing a darts area and the other set up for sports viewing. These spaces are particularly popular with racing, rugby and football supporters. Beyond the main bar is an additional small room, leading through to a corridor providing access to the cellar and customer toilets. To the rear is an enclosed beer garden, featuring a covered area with fixed seating, a mix of benches and an external TV, making it a well used space throughout the year. Upstairs, there is a small function room currently laid out as a sports zone, housing two pool tables and multiple TVs.

The pub is currently trading well and benefits from a strong base of loyal regulars who attend from the 11am opening time. The premises is licensed from 9am, presenting clear opportunity to grow daytime trade through earlier opening and targeted offers. While there are currently no resident sporting teams, there are incentives in place to attract both darts and pool teams, along with opportunities to sponsor and support other local teams. The venue already enjoys a solid sports led following, which could be further developed to firmly establish the as the place to watch live sport in Wigan town centre.

This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns take care of all the running costs including rates, utilities, stock and day to day running costs whilst you take home 18.5% of the net weekly sales, all employment costs relating to your staff and any council tax and TV licence for the residential quarters.
