Pub Layout

Upon entrance from the main street you can turn left to the main bar and right to the lounge offering locals a choice of atmospheres to enjoy. The main bar area is a mixture of low level loose seating with TV’s adorning the walls showing live sports, a darts board and a small stage area for live music. The central bar to the left of the door goes between both bars via an open doorway and is stocked with premium products. Through to the back of the main bar there are ladies and gents toilets and a snug room complete with pool table for team sports and friendly competition. The lounge area is cosy and welcoming with a mixture of loose low level seating and sofas complete with soft furnishing ad carpeted throughout. The mixture of exposed brick walls against the part panelled walls create the shabby chic feel. This is a great little pub in a fantastic location and is the hub of the community and a must-stop site for the many shoppers/passers-by.

The Station Inn has a strong focus on serving its local community while also attracting passing traffic. Currently trading as wet led only, it has the scope to introduce a back bar simple food offering. Continuing to focus on these key elements—live sports, team sports, live music, and value drink promotions—The Station Inn can maintain its status as a popular community hub while also appealing to passing traffic. The Station Inn has a prime opportunity to capitalize on passing traffic while maintaining a strong appeal to the local community. Admiral Taverns are looking for a licensee who possess strong local knowledge and a genuine passion for community pubs. Understanding the needs and preferences of the local community is crucial to this site and by introducing a straightforward sandwich-type lunch menu and basic coffee options and offering value deals across drinks and food categories is essential in attracting and retaining customers, especially in an area where value is key. Also recognizing the importance of a vibrant weekend offering, the licensee should curate a diverse calendar of events to keep locals engaged and excited. This will be encouraged by a strong marketing plan, utilizing social media to reach a wide audience. All the above is key in keeping The Station Inn as the thriving community hub it is renowned for.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
