The Sir Audley is a large detached pub situated in a densely populated area surrounded by local housing. There is a huge opportunity to re-position this fantastic pub within the market.  Chippenham is a large historical market town just twenty miles east of Bristol.

Pub Layout

This pub has great potential. It is separated into four areas with the bar area home to the pool table and darts board that is frequently used by the local community and sports teams. To the rear of the pub there is a staged area and projector which is perfect for live music and sporting events. The remaining two areas lend themselves to mixed tables and chairs and once re-launched would be ideal for diners and families. The car park can hold around fifteen cars. There are benches to the front of the pub and a rear paved beer garden.

The pub currently trades as a drinks focused community pub. There is a catering kitchen however this will require some upgrading in order to deliver a food menu. The pub has a weekly entertainment programme which includes, live music, sports teams, quiz night and bingo. At present there is no SKY or BT sports however there is potential to introduce this to encourage new customers into the pub.

The private accommodation is in good order and consists of three bedrooms, bathroom, sitting room and kitchen.

Utilities (Gas and Electric): This pub is part of the Group Energy deal and you will therefore be required to purchase gas and electric supply through Admiral Taverns.  For more information on this, please speak with a member of our recruitment team.

Tie:  All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

This is a fantastic pub with great potential. I am looking for an individual or couple with passion and drive to re-launch this pub within the local community. You must demonstrate a strong weekly marketing plan and be driven in driving this business forward.  Should we find the right licensee, we would consider an upgrade of the kitchen to help re-introduce a food offer.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
