The Roebuck is a large, detached community pub located in the village of Marchwood, which is situated between Totton and Hythe some 6 miles by road from the city of Southampton. The village sits on the west side of Southampton water, just to the east of The New Forest and it has an abundance of good quality residential housing. With the pub being located in the village centre, it is opposite a number of local shops and facilities including grocery store, post office, hairdressers, pharmacy and launderette. Southampton has many fantastic attributes as a city, including being one of the busiest cruise ports in the UK. With 2 major Universities, a very popular Theatre, amazing music venues, daily boat trips, museums, galleries, shopping centres and the New Forest on your doorstep, you are never short of things to do and see.

Pub Layout

Upon entering the Roebuck, you will note that the trade area is open plan and dominated by the long, central bar servery. To the left hand side of the bar there is a games area with pool table, darts and games machines. To the right hand side is the main drinking / dining space and there is also a raised area, set out for food covers. Behind the bar is located a fully equipped and compliant mains gas kitchen which can easily serve and ample food offer. Externally, there is a beer garden laid out to the side of the property, which includes a children’s play area. On the first floor, there are 4 letting rooms, which are all en-suite.

The Roebuck currently trades as a predominantly wet led business with a small food offer and 4 en-suite letting rooms provide an additional income stream. Sales mix is 70/30 – wet/dry and a good variety of drinks are available along with a traditional Sunday carvery and a regular meal of the day on offer during the week. Live sports are a key feature, as are pub teams and live entertainment and regular quizzes and games are nearly always available. The pub is a real community business and attracts a loyal, local customer base, as well as an element of passing trade.

The private accommodation at present consists of 1 main bedroom with en suite and an additional storage room . There is scope to convert one of the letting rooms back to a private space if required.

Admiral are seeking to secure a dynamic and experienced retailer, who is capable of developing and maximising all 3 income streams, wet, dry and accommodation sales. Our new licensee must be multi-skilled and possess the ability to maximise the trading opportunities that this pub presents as a whole. They must be community focused and ensure the pub is the hub of Marchwood village life. The Roebuck has the opportunity to be a great place to be for the right tenant. Having village life to suit but also having the ability to run a great business within, this is going to be ideal for someone who is looking to really put their mark on a place. A great social media presence and some well placed marketing skills would really benefit this site and being able to push and drive an innovative food offer will really put the pub back into the heart of the community where it needs to be.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
