The Rising Sun is a community pub on the outskirts of the town of Bewdley, near to West Midlands Safari Park. Located on Kidderminster Road, a main road between Kidderminster and Bewdley, it attracts trade from the local residents, along with passing trade. The Rising Sun is cosy community pub that focuses on well-kept real ales, alongside sports teams, great entertainment and good customer service. The 2 patio gardens at the front and rear of the pub attracts trade in Spring and Summer and is dog friendly. 3,000 people live within half a mile of the pub, of which the main category is Comfortable Communities. It is an established business, with a good reputation.

Pub Layout

On entering the pub, you are greeted with an open plan traditional bar, which is well stocked with cask ale, a variety of lagers and a good range of gins and spirits. The bar benefits from a log burner, which in the winter gives the pub a cosy feel. For sports teams there are darts and pool areas. The patio gardens to the front and rear of the pub, which are sun traps in the summer, are enclosed for the safety of children The rear garden is great for barbecues and events during the spring/summer. It doesn’t have a car park, however there is free parking opposite in a layby and free parking on roads near to the pub. Most customers however live in the immediate area, so there is no need to worry about parking.

The Rising Sun prides itself on being the heartbeat of the local community. The current licensees have created a positive community feel. Opportunity to run various community events such as beer festivals, charity events, street food events and fantastic live entertainment. There is huge potential to develop this business, to grow the wet trade, launch a back bar food offer, along with building a good rhythm of the week, including sports teams, quiz nights, games nights, a variety of music and entertainment, that gives the local community and passing trade a reason to visit and return.

Private Accommodation

The private accommodation is located on the first floor of the pub and is all in good decorative order. It comprises of two bedrooms, lounge, kitchen and bathroom.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

I am looking for a local licensee, who could be a first time licensee. Someone with good knowledge of the community. The licensee who will engage at every level, leading and driving their business from the front. They will put their people and their community at the heart of everything they do. Focusing on great retail standards, championing cask ales and encouraging sports teams to drive this business further. Getting involved with local fundraising and events to create loyalty will build on the foundations here which are already sown in. They will have knowledge of all areas of marketing their business and showcasing this throughout social media at every level.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
