The Rainham Arms, is a detached family friendly pub at the heart of the largest housing estate in Rainham with its main clientele being people who live near and use the pub looking for entertainment, quality drinks and value food. Benefitting from large outside area including car park and patio with lots of seating, it is surrounded by houses and near to local shops, schools, recreation centres and a train station. Rainham is a town in the suburbs of Gillingham and has great transport links into the city with central London being under an hour away by train.

Pub Layout

As you enter through the large double door entrance you will go through a generous porch and into the large open plan trade space with the bar directly ahead. To the left is the main area of the bar and games zone which as well as housing a pool table and darts board, also includes entrances to both the gents and a disabled toilet. To the right is set mostly as a food area with serving counter and more formal seating. At this end of the pub is the ladies toilet and entrance to a small gardened area with smoking shelter. The entrance to the kitchen is behind the serving area which has undercounter fridges and a storage building to the rear.

The pub, is currently well supported by locals as the hub of the community trading mostly as a drinking establishment with regular live entertainment and sports available as well as sports teams and local theme nights. With the well fitted trade kitchen it also has the ability to deliver good traditional pub food throughout the week to support this and a popular Sunday dinner is always a welcome treat for the customers. Charity events and community functions are also a big part of the calendar at the Rainham and being central to the local area, really has a key impact on the pub being the regular main feature on these occasions.

This pub needs a community focussed couple who will integrate themselves into local pub life by participating regularly in local events and supporting the area by offering the site as the hub for use by a variety of different social groups. Food needs to continue to be part of the offer at the Rainham and wholesome pub grub needs to be at the forefront of this offering value for money and good customer service to ensure a drive in footfall and drink sales. Social media and marketing will also be key and the new licensee will have a thorough knowledge of this to maximise customer experience.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
