The New Inn is situated on the B5083 at a busy junction with traffic lights, making it a fairly high profile site regarding location in Johnstown Opposite the pub is a large housing estate of approximately 1,000 houses and are privately owned and there is a larger housing estate located to the rear of the pub. Johnstown is a village in the county borough of Wrexham, Wales, and forms part of the old coal mining community of Rhosllannerchrugog and has a population of approximately 4,000.

Pub Layout

On entering the pub through the front door you have a raised area to the right with tables and a darts oche and then a lounge to the left with chairs and tables which can cater for up to 35 covers. Located in the lounge is also a log burner that is popular in the colder months. The bar servery is centrally located and serves all areas of the pub. The catering kitchen is located to the rear of the bar as well as the ladies and gents toilets. There is a car park located to the right of the pub for up to 10 cars and a smoking solution. There is also a large beer garden with around ten benches. The pub is in good condition throughout.

The New Inn trades as a community pub with sports teams including pool and darts and is highly driven around entertainment with live music and karaoke at the weekends. At present the pub serves Sunday lunches and Admiral Taverns are keen for a new licensee to expand on this.

Private Accommodation

The private accommodation can be accessed via a door within the pub and is in good condition with good amenities. This consists of three bedrooms, kitchen, lounge and bathroom.

Annual Rent: £13,000 (Rent steps available)

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The successful applicant will know the market and area well. The pub is the heart of the local community and should keep this core value. Creating a community pub atmosphere through sports, live entertainment and activity nights, alongside a daily food offer of a mid-market range of dishes is a must with the garden at side/rear of pub offering a great seasonal opportunity to enhance extra income. You should be able to build on the current business at the pub and widen the offer at the New Inn.  Experience is preferred although Admiral Taverns offer an excellent training package as well as support with marketing, business development and catering.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
