The Markets Tavern is an impressive pub in the heart of Brecon, a traditional market town surrounded by the stunning scenery of the Brecon Beacons National Park – a hugely popular destination for visitors year-round. The town benefits from a strong local community and attracts tourists who come to explore its walking trails, outdoor activities, and historic charm. Brecon is also home to the world-famous Brecon Jazz Festival, which draws over 60,000 visitors each year. The town enjoys excellent transport links, with regular bus services connecting to Abergavenny, Hereford, and Cardiff, and easy access from the A40 and A470, making it convenient for both locals and tourists to reach.

Pub Layout

Upon entering the pub, guests are welcomed into a spacious main bar area featuring ample loose seating that creates a warm and inviting atmosphere. To the right of the bar, a dedicated dining area serves hotel guests as a breakfast room in the mornings and transitions seamlessly into a vibrant lunch and dinner space throughout the week. At the far end of the bar lies a designated darts area with multiple oches, alongside a corridor leading to the toilets. This section can also be adapted as an overflow dining area during busier periods. In total, the pub accommodates around 60 covers, and the restaurant can be closed off for private functions or events, providing an excellent opportunity to boost revenue. To the rear, a large garden with a staged area offers the perfect setting for live music and outdoor events, attracting both locals and visitors during the warmer months. The property also benefits from an on-site car park with space for approximately 10 vehicles, with additional capacity available at a nearby pay-and-display car park. Completing the offer are nine well-appointed letting rooms, providing a steady third income stream and enhancing the pub’s year-round appeal.

Currently, the pub operates with three main income streams. The nine letting rooms provide a consistent source of revenue throughout the year. The food offer is currently value-led, presenting an opportunity for a new licensee to develop it further and broaden its appeal. The bar is well stocked, featuring a good range of drinks including well-kept cask ales. Darts plays a key role in the pub’s entertainment, with regular teams, competitions, and events that attract both loyal and new customers. Letting Accommodation

The Market Tavern offers nine well-maintained letting rooms, which have been upgraded to a high standard and well maintained. Accommodation includes one single room, one family room with an en suite, two double rooms with en suites, and five double rooms with shared bathroom facilities. The rooms are currently promoted on external booking platforms such as Booking.com.

Security Deposit: Buildable deposit options available – £5,000 or the equivalent of three months’ rent, whichever is greater

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – A security deposit is required when applying for a pub with Admiral.  This will be the greater of £5,000 or three months’ headline rent. The deposit is held on your account and returned when you leave, subject to your final account balance and the condition of the property.  We will also carry out a credit check as part of your application, which may affect the deposit amount required.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training£350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
