Mark Knibbs, the Business Development Manager, is looking for a motivated individual or couple to take on this exciting opportunity. Following recent investment in the pub, we’re seeking someone with a clear, strategic plan to drive weekly events that build footfall, particularly through midweek trading via sports teams and a strong programme of weekend entertainment. Creating a vibrant, lively atmosphere will be key to the pub’s success.

The ideal operator will be passionate about fostering a fun, welcoming environment, with a strong focus on community engagement. You’ll need to demonstrate experience in developing sports team events, implementing consistent weekday sales drivers, and delivering standout weekend entertainment. A proven track record in running entertainment led and community focused venues is essential. Experience operating a high street entertainment venue for at least 5 years is highly desirable.

The Kings Head, which is located at the end of a very competitive high street in Atherton, has just undergone a £170,000 refurbishment, blending traditional charm with a modern, welcoming atmosphere. This turnkey venue is ready for an operator to step in and take advantage of its upgraded facilities and strong local appeal. The customers are mixed due to it being high street and the level of competitors we have on our doorstep. Located in the heart of a bustling town centre, close to local shops, transport links, and residential areas. The Kings Head was restored to it’s original name during the refurbishment when we uncovered it’s original, distinctive red-brick and green-tile frontage, a feature we were eager to keep! As you step through the front door of the pub, it takes you through the bar area having a fully equipped bar with a wide range of draught lagers, ciders, spirits and snacks. Throughout the pub, there is comfortable seating and five TV’s displayed for day to day TV and occasional sports on terrestrial TV. A games area features a pool table and digital darts board, this area also provides access to the toilets. To the rear you will the beer garden, which is an expansive garden area with resin flooring and raised smoking solution. A car park is conveniently located at the rear of the pub.

This opportunity is for you to run your own pub as a self-employed manager taking home 18.5% of the net weekly sales plus incentives. Admiral Taverns take care of all the running costs including rates, utilities, stock and day to day running costs, whilst you take care of the employment costs relating to your staff, council tax and TV licence for the residential quarters.
