The Grapes is a beautiful, traditional, detached country pub, ideally located in the heart of the village of Goosnargh, next to the church and the primary school. Goosnargh is an extremely affluent village with an abundance of houses, predominantly being detached and semi detached. Goosnargh is the home of Beacon Fell Country Park creating a high footfall of visitors to the village appreciating the beautiful walks and trails along with the outstanding views. Although Goosnargh is a rural village, it has great links to Preston City Centre and main motorways.

Pub Layout

On entering the Grapes you are welcomed by the beautiful cosy decor with exposed stone walls, wooden and stone flooring along with exposed beams all of which are in great condition. To the left of the pub you will find a small snug area with a small hatch to the main bar. The main bar is situated at the back of the pub with a mixture of fixed and loose seating. Separating the main bar and the dining area there is a fantastic exposed stone chimney housing a double sided log burner, creating a fantastic focal point in the pub. The dining area continues to a separate room away from the bar on the right hand side of the pub, with loose furnishings along with another log burner. On the first floor of the pub you will find a games room, accessed from the stairs in the entrance hallway which houses a pool table and darts board. Doors from the games room lead in to the spacious function room, which does exceptionally well with parties and community events. Outside the pub, there is parking to the rear which is used for the church and school as well. To the left there is a patio area with picnic benches which opens up to an absolutely enormous beer garden, ideal for summer events and games within the community.

The Grapes is your typical, traditional country pub. With a strong hearty food offer and a great selection of drinks including cask ales and high end spirits. This community focused pub offers something for everyone with breakfast offers on shoot days, to garden parties and events in the function room. This already great pub has a huge amount of potential to push the current offer to the next level.

Private Accommodation

The private accommodation is also based on the first floor and comprises of three bedrooms, lounge, kitchen and bathroom.

Annual Rent: £35,000

Security Deposit: £5,000

Working Capital: £2,000

Stock: £3,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

I am looking for an experienced licensee who is looking for their next venture. Experience in running community focused pubs with a good food offer is essential to making the business thrive. A high quality all round offer along with exceptional standards is an absolute must. This is a fantastic opportunity in a beautiful part of the country and the new licensee should be willing to give 100% at driving this business forward.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
