The George IV is located on Padiham road between Burnley and Padiham, with Burnley town centre just under three miles away with close motorway links via the M65. Situated between the residential areas of Habergham and Lowerhouse the pub benefits from having a large number of nearby housing as well as many local shops and businesses to attract custom from the surrounding area. There have recently been two considerable housing developments in the local area, one of which is a development of around 80 3-4-bedroom executive homes and is just 200 metres from the pub. The pub sits opposite All Saints with St Johns Baptis church which is regularly used for christenings, weddings and funerals which the pub is able to cater for. It is also close to Gawthorpe Hall, a National Trust heritage site and also home of Burnley FC’s training facilities.

Pub Layout

Upon entering the pub you are welcomed in to the main bar, furnished with flagstone flooring, high stools, poser tables and a mixture of loose seating. The spacious bar is set on the back wall and serves all areas of the pub. To the right you will find a snug seating area with carpeted flooring and a mixture of fixed and loose seating, all of which have been kept to a high standard. The games area can be found to the rear right of the pub where there is a pool table and darts throw. Televisions can be found throughout the pub, and are well positioned, easily visible from any area of the trading floor allowing televised football and multiple matches to be played simultaneously. The lounge/dining area, which could easily be split off for private functions is to the left of the entrance and has polished wooden flooring and a mixture of fixed and loose seating. The catering kitchen can be accessed through the bar and has the capacity to cater for a traditional food offer along with private functions. A corridor to the right of the bar provides access to the toilets, private accommodation and the side/rear entrance. Outside the pub you will find a car park providing space for up to twelve vehicles. The spacious beer garden is fully enclosed and has a covered smoking area to the side of the back door. Known as “Bedrock Gardens” the beer garden has six fixed stone tables, and enough seats for 50 customers, but when it’s sunny more loose seating can be added to the rear of the pub providing another 40 seats for customers to enjoy beautiful views of the surrounding area.

George IV is a traditional community pub serving the local and wider community. Weekday trade tends to revolve around darts and pool teams which keep the pub busy and live televised football including BT sports and sky sports along with racing TV entertaining the customers all year round. The bar offers a wide selection of lagers, ciders, and cask ales, with well stocked fridges offering continental beers, fruit ciders, minerals and mixers, as well as a back bar promoting a variety of wines, and a generous selection of house and premium spirits which are consumed in good volume. The food offer is focused around back bar foods such as pizza which balances well with the locals. The pub can and should cater for functions including christenings and funerals and historically there has been strong links with the local church. At weekends local bands entertain the customers and the pub is packed out on the weekends they play.

The private accommodation is located on the first floor and accessed through a private entrance inside the pub. It comprises of landing, kitchen, lounge, bathroom and three good sized bedrooms all in good condition.

Admiral Taverns is seeking an enthusiastic individual or couple who possess a deep passion for running a vibrant community pub. Someone with a cheerful and sociable personality and who can foster strong connections with the local community. Building upon existing relationships with locals while also enticing new customers is essential, exceptional retail standards, ensuring the pub operates smoothly and provides a welcoming atmosphere for all visitors alongside a diverse calendar of entertainment is key to ensuring the George IV is a thriving community hub.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
