The Ferrari Bar is a detached pub surrounded by an abundance of residential housing, businesses and industrial units , located on the outskirts of Dundee.  Dundee is Scotland’s fourth largest city and known as ” one city, many discoveries” in honour of Dundee’s history of scientific activities. Dundee sits on the north bank of the Firth of Tay, 36 miles north east of Edinburgh. and is served by excellent road links, the M90 to Perth in the West and Aberdeen in the North alongside an extensive network of bus and train routes. Currently the city is engaged in a plan to regenerate and reinvent itself as a cultural centre which now accounts for 10% of the United Kingdom’s digital entertainment industry and has seen its international profile rise being known as the ” coolest little city in Britain”.

Pub Layout

This multi-faceted business operates over two floors, the main bar on the ground floor and the function suite on the first floor. The main bar is to the left of the entrance of the pub. This open plan room with bar servery to the right is surrounded by fixed seating along the walls to the left and to the front of the bar with tables and low level seating creating booth areas. TV’s showing televised sports and a darts board enhance the atmosphere and create a fantastic social setting. On the first floor you will find the function room with it’s own separate bar and dance floor. This area, like the main bar has an array of fixed and loose seating to create booth areas, perfect for private functions/events, complete with a projector screen which is perfect for meetings and sporting events with the capacity for approximately eighty covers. The kitchen is also located on the first floor, making it easy to cater for private functions or parties, however, currently under utilised and would benefit from some ready to trade work for the incoming licensee. The front of the pub is enhanced by a landscaped decked beer garden creating a relaxing pleasant place to have an external drink or BBQ. There is also a car park with parking for up to ten cars.

The Ferrari Bar is a popular community local offering an excellent range of premium products and an extensive range of spirits and minerals. Wet led only, the Ferrari Bar has a strong and loyal customer base with a core of regular drinkers alongside increased trade from functions and private events held separately upstairs. Ferrari’s has the scope to introduce team sports (darts), promote televised sports and drinks offers increasing weekly trade. There is also a huge opportunity at Ferrari’s to attract custom with strong marketing and social media presence to promote the function room for meetings/charity events ensuring this site is the hub of the local community and increase footfall.

Admiral Taverns are looking for an experienced licensee (s) who have local knowledge and have multi-faceted establishments previously. The licensee must have the passion and knowledge of running a successful community local, are who are cheerful and sociable and are willing to build a great rapport with the local community whilst being the friendly, welcoming face behind the bar. The ability to cater for different groups of people from different age groups and background, continuing to support the current customer base whilst attracting other less frequent users is essential. Marketing and a better and more profitable bar line up alongside excellent retail standards, a calendar of regular sport & entertainment, functions, meetings and charity events  will be helpful as the pub is much loved by the locals and has the scope and location to be the hub of the local community.

 

 

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
