The Duke of Bridgewater is a traditional community pub and is well positioned on the edge of the town centre  on a busy crossroad in the town centre of Crewe with plenty of passing trade and can accommodate drinkers on their way into and out of town both for daily shoppers and for evening drinking as it is on the edge of the circuit.  There are plenty of housing, shops and other amenities close by including Crewe train station and Crewe Alexandra Football Club. Crewe is a railway town  in East Cheshire and well known for its great railway links to the capital.

Pub Layout

The pub is split into three distinct drinking areas; the main bar, a quieter lounge and a pool area. The bar is centrally located and is in front of you as you enter from the main street. The lounge is to the left with plenty of seating and a roaring fire that’s extremely popular with the locals in the colder months. The ladies and gents are also located in this area. To the right of the bar is a pool table where a lot of the locals congregate for socialising alongside the bar. There is an enclosed beer garden to the rear that could be a real GEM and add value during the summer months.

Trading Style:

The Duke of Bridgewater is a well supported community pub with a well-stocked bar. The pub is popular with Crewe Alexandra football fans as they will usually visit for a pint or two on their way to the game. Teams sports play an important part in the business and the pub benefits from a pool table and darts board which can cater for local league games. Live entertainment should be encouraged especially at weekends whether this be a DJ or solo acts.  There is a small catering kitchen that can be utilised for a good value food offer to compliment the drinks side of the business.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The Duke of Bridgewater is a great community pub and I am looking for a passionate and driven individual or couple who want to embrace this community pub through events, quizzes and sports teams. You will need a keen eye for detail and excellent retail standards to ensure this pub is at the heart of the community.

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
