The Crown Inn is a corner pub on the main route from Bridgwater Railway Station to the centre of town. This is a highly residential area and the main road past the front of the pub is the primary route to the town centre. To the rear of the property is Eastover park which has a number of playing fields and is regularly used by a number of Football teams. Bridgwater is also the nearest town to Hinkley Point power station that is currently under construction and consequently there is a lot of investment happening in the area
On entry from the front door you are greeted by a traditional but airy open plan room. The bar is front facing with a balance of wood and neutral colours. The left-hand side is home to a pool table and darts board, this space at the weekends could double up as entertainment space. To the left is the bar snug area with a mixture of low seating and fixed seating. To the rear is a skittle alley adjoined by a covered outside area leading to a small enclosed court yard.
At present, the Crown trades as a drinks focused community pub with the emphasis being a great community local. There is scope to develop a small back bar food offer with support from Admiral Taverns catering team. The Crown has numerous sports teams, including pool, darts and skittles. There is scope to develop further with an entertainment program and community events such as quizzes and live music.

This will be a great starter pub for the right people, they must want to focus on being at the heart of the local community and embrace where they live, they must have good social media skills as well as the desire to do a small food offering, sport teams will also play a big part in the success. Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
