Pub Layout

The pub has been well maintained inside and out, and is spacious, with two bars. One more suited to wet trade, with space for pool, darts and TV’s if desired, and the other is well set up for dining with up to 40 covers available. There is also a separate room that could be transformed into more dining space, or a private dining room. The catering kitchen is easily accessed from both trade areas, and from behind the bar.  It is well equipped and with separate areas for cleaning/washup, prep, and the main cookline area. The pub is set on a sizeable site, on the main road through the village, with a large car park, good garden area, with benches and a BBQ area. There is also a private garden space adjoining, and a large barn for storage.

It is time for this pub to evolve, and destination dining, with great quality beers, wines and heartfelt hospitality is the way forward. It will be a challenge, but highly rewarding. Good, honest and consistent food is needed. It could be premium, locally sourced, full service, or even great value pub grub. It could be specialist Thai or modern European….but it can’t be average!  That will be the key to restoring this great pub to its former glory. With a great food offer and the patronage of local Darts, Pool and Football teams the pub could be locally famous once more.

The private accommodation is in good condition and consists of three double bedrooms, a bathroom and a toilet. There is a large lounge downstairs, but with a little effort, this could be a great additional dining space if wanted.

This pub needs a business builder, that can re-engage with the villagers and steal custom from further afield, consistently serve great food and drinks, and restore confidence within the wider community. It has great potential, in an affluent area of Cambridgeshire. There is scope to add food offers, a calendar of events with race nights, charity evenings, regular quizzes and even beer festivals to give locals and customers from further afield a wealth of reasons to visit the pub.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
