The Blue Bell is located in the town of Bolsover which is approximately six miles east of Chesterfield and 10 miles north west of Mansfield. The pub is ideally sited between the historic Bolsover Castle and the main commercial centre of the town, and is adjacent to a large estate comprising of 1960/70s red brick semi-detached housing most of which is privately owned. Added to this there is a large estate of newer housing built in the late 1980s just 15 minutes away. Bolsover has easy links to Chesterfield and Mansfield town centre amenities, local schools, recreation facilities, hospitals and the busy M1 motorway.

Pub Layout

The pub is a charming, traditional stone built property. The main trading area consists of two bars; to the front of the pub is a large, comfortable L-shaped main lounge bar, and towards the rear is a separate pub sports bar/tap room, both with their own serveries. The fixtures and fittings are all in good order and the pub is in presentable condition throughout. There is also a fully compliant catering kitchen. Externally the pub has a rear car park for approximately 12 cars, beyond this is an outside socialising area with picnic benches that has stunning views across the valley towards Chesterfield. Adjacent to this at the rear is a small timber smoking shelter.

 

The Blue Bell currently trades as a wet led, community focused business. The pub shows televised sports which is very well supported, and there is a regular entertainment programme in terms of karaoke and events such as bingo and quizzes.  The food at present is a small and simple offer but there is the equipment and opportunity to expand the offering with a larger menu to increase the income stream. The external beer garden is a real gem with stunning views, and should be maximised in the summer months.

The private accommodation is in good order and consists of three bedrooms, sitting room, kitchen, bathroom and office.

The ideal candidate for the Blue Bell will be a licensee who has similar experience in operating a community-focused pub. They must have the skill set to drive and develop the current trade and re-launch the food offer is essential. Strong in-house social media and marketing skills are a must to drive the local trade and develop the current client base.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
