The Blue Bell is located on the main Northumberland coastal road that stretches from Newcastle to Scotland hugging the coastline. The area is very popular in high season with visitors to the attractive Northumberland coastline and its attractions. The town of Amble is by and large historical with a very working-class demographic. Currently the nearby industrial estate is being developed with the infrastructure being put in place for a Morrisons supermarket and additional brand-new housing. There is a Marina that attracts boat owners and there are a few boatyards that service these customer’s needs. Amble has major caravan parks and as a result has quite a vibrant high street with several restaurants, pubs, bars, cafes and independent shops. The catchment area is certainly growing with many properties being built in the last 5 years.

Pub Layout

The pub consists of two main trading rooms. The main bar is well presented and keeps the core locals in a cosy community hub. There is easily space for thirty seated and a further twenty standing. The games room which can easily double up as function room for small events, houses a pool table and a darts board and is the home for the pubs ten pool and darts teams that play on nearly every night of the week. There is a third space which isn’t currently utilised which could easily be used for a small café and further functions.

The pub has been run over the last 14 years exceptionally well by committed local people. The pub operates as a wet led outlet driven by its ten sports teams. The pub is very much a local’s pub run by local people. The staff are excellent and have built great relationships with the customers.

Trade Accommodation

There are three letting rooms (two twins and a family room with two bathrooms serving them) that are not en-suite and would therefore perfectly suite contractors and budget seeking walkers and visitors. These rooms do require some decoration but can be made serviceable at low cost.

Private Accommodation

The private accommodation consist of three bedrooms, a bathroom , lounge/diner and a kitchen.

Annual Rent: £16,500

Security Deposit: £6,000

Working Capital: £3,000

Stock: £3,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The pub would welcome a couple who see the opportunity of working with the existing wet trade and looking to develop a small food / B&B opportunity. The pub sits slightly on the edge of town so will need to create a robust offer to draw both locals and visitors up to the pub. Ideally the new licensee should be local in order to immediately have the trust and support of the existing customer base. There is an opportunity to take the retail offer to a new level by engaging in the range of modern retail vehicles such as Facebook / Twitter/ Instagram / Website etc.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
