Admiral Taverns is seeking a passionate and community-focused licensee to take on the Beehive, a much-loved local with great potential at the heart of South Shields. This opportunity would suit either a first-time licensee eager to make their mark or someone experienced looking to grow a thriving community business. While catering experience would be an advantage, it’s not essential as enthusiasm, people skills, and a genuine love for community are what truly matter. Currently a wet-led pub, the Beehive offers an exciting opportunity to introduce a simple, quality food offer, with classic favourites such as Sunday lunches to attract families and local residents. The ideal licensee will create a safe, inclusive, and vibrant social hub that appeals to all generations through quiz nights, live music, charity fundraisers, and partnerships with local groups alongside a strong marketing approach to engage new students, as the nearby university campus nears completion, there’s fantastic potential to expand the customer base and establish The Beehive as the hub of the community.

South Shields is a vibrant coastal town in South Tyneside, Tyne and Wear, England. Steeped in history, it was once part of County Durham and lies along the south bank of the River Tyne, where the river meets the North Sea. The Beehive occupies a prominent corner plot, just a short stroll from South Shields town centre. Surrounded by rows of traditional homes and a steady flow of local life, the area benefits from regular passing trade from dog walkers and cyclists to commuters and visitors exploring the town. South Shields is exceptionally well connected. The town is served by the Tyne & Wear Metro (Yellow Line), providing quick and easy access to Newcastle and the wider region. The South Shields Interchange links numerous local and regional bus routes, making travel around Tyne and Wear seamless. For those arriving by car, major roads such as the A19 and A183 offer convenient routes into the town.

Pub Layout

The Beehive is a fantastic, local community pub. Inside, the main bar offers a spacious open-plan trading area that creates a lively and welcoming atmosphere. A dedicated sports area adds to the energy, home to popular pool and darts teams during the winter months. Opposite the bar, a small raised section features comfortable fixed bench seating with low tables and chairs, providing a relaxed area. High stools line the bar, enhancing its traditional pub character. The mix of wooden and carpeted flooring adds both warmth and versatility to the space, while multiple TVs positioned around the room ensure locals never miss a moment of live sport. An on-site kitchen supports a modest but appealing food offering, perfect for casual dining. In addition to the main bar, a separate function room is available, ideal for private events, meetings, or celebrations. Outside, guests can enjoy a covered smoking area and a well-kept beer garden, offering a pleasant space to relax.

The Beehive is a much-loved, traditional wet-led pub at the heart of the local community, renowned for its warm welcome and loyal customer base. With its strong community focus, the pub provides a solid foundation for further growth and development under the right licensee. The Beehive is also home to local pool and darts teams and live entertainment is always well received here. Introducing a more regular schedule of events such as live music, quiz nights, or themed evenings which could help boost trade, particularly on quieter nights. There’s also fantastic potential to expand the offer by introducing a simple food menu, with classic dishes and traditional Sunday lunches that would appeal to families and locals alike.

Private Accommodation

The private accommodation is located on the first floor and consists of three bedrooms, living room, kitchen and bathroom, all in very good condition.

Annual Rent: £5,000

Security Deposit: £2,500 or the equivalent of three months’ rent, whichever is greater

Working Capital: £2,000

Stock: £4,000

Fixtures and Fittings: To be confirmed upon valuation –  funding options may be available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Business Rates: £Nil.  Based on the April 2023 rating list, the Zero Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – A security deposit is required when applying for a pub with Admiral.  This will be the greater of £5,000 or three months’ headline rent. The deposit is held on your account and returned when you leave, subject to your final account balance and the condition of the property.  We will also carry out a credit check as part of your application, which may affect the deposit amount required.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training£350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.
