Admiral are seeking a dynamic, community focused licensee, who will grow the business and drive beer volumes by maintaining a similar retail offer to the current one to reflect the pubs location. The current small food offer can be developed, although consideration has to be given to the size of a trade kitchen. The customer base will be people seeking a quality venue to drink at where they can share time with friends and family alike. The local market requires a venue which welcomes the people from the neighbourhood and takes pride in being part of the community.
The Angel is a detached, wet-led community pub located on Station Road in Rainham, positioned at the lower end of the town and surrounded by several large housing estates. Many of these neighbourhoods are long-established, while additional modern estates are either being built or progressing through planning, expanding the local catchment. The area is generally affluent, home to many professional and retired families, and benefits from strong transport links. Rainham railway station is within close reach, offering regular services to London and key Kent towns, while nearby bus routes and access to major roads such as the A2 and M2 make the location highly accessible. To support future demand and maximise the business’s potential, a major redevelopment of The Angel is planned, ensuring it remains a well-used and prominent hub within the growing community.
Pub Layout
This pub features a central bar, serving two distinct areas of the pub. To the right and at the front, guests will find predominantly low-level seating, creating a relaxed atmosphere ideal for drinkers. The left-hand side is arranged primarily for dining. The basement houses a well-equipped cellar, and outside there is an impressive garden enclosed by a substantial wall, perfect for outdoor service or events. In addition, the property benefits from a car park to the right, offering space for approximately 10 vehicles.
The site is wet led with the potential for a small food offer. The pub also has opportunities for live music and a good cask ale offering. The pub caters mainly to the local residents and offers a versatile all round pub experience with regular events and themed nights such as Halloween parties and Summer BBQ’s.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.
Security Deposit – A security deposit is required when applying for a pub with Admiral. This will be the greater of £5,000 or three months’ headline rent. The deposit is held on your account and returned when you leave, subject to your final account balance and the condition of the property. We will also carry out a credit check as part of your application, which may affect the deposit amount required.
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
