The White Horse is a large detached property situated in the East Yorkshire village of Gilberdyke. It is situated on the B1230 which runs parallel and south of the M62 between Newport and Howden. This is a destination food outlet and the site occupies a predominant main road location just on the outskirts of the village. It is a large pub with good sized grounds, which include beer gardens and car park. Gilberdyke is an attractive village with a population of about 3,500 and there are plenty of local amenities located in nearby towns of Howden and Goole.

Pub Layout

The trading area consists of a large dining room which is easily accessed from the large well-equipped kitchen. The dining room has a mixture of fixed and loose seating and caters up to 60+ covers with its own bar servery and can double up as function room. In addition to the dining room there is also a bar with a wood burning stove which is a popular cosy bar for both drinkers and diners. The newly refurbished toilets lie in the centre of these two trading rooms and have been brought up to a high standard. The car park caters up to 40 vehicles and there are two beer gardens one with a large decking area.

The White Horse is a food led operation with a split of 60/40 in favour of food. The menu offer is traditional favourites such as burgers, fish and chips, pies etc, and the pub has a Popular Sunday Lunch trade. The beer gardens provide additional income streams in good weather.

Current opening times Mon to Fri 5.00 till 11.00, Sat and Sun 12.00 till 11.00 however there is an opportunity to extend these to cater the right offer for day time trade.

Private Accommodation

The domestic accommodation is of good size and located on the first floor. It consists of three large bedrooms one of which is en-suite. A bathroom, lounge, kitchen and office is also situated on the first floor. The domestics are all in good order and decorated to a good standard throughout.

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

The pub is a popular destination food venue so potential applicants must have the right experience and catering skills to maintain and build on the existing customers base. There does lie an opportunity to extend the opening hours especially with a lunch time menu. The size and layout of the pub lends itself well for functions even possibly weddings but certainly would be great for family fun days. Involving the community with events would be another key driver.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
