Bridgwater is easily accessed by both the Great Western Railway as well as the M5 which also acts as a bypass, helping to keep the traffic levels in the town much lower.

Pub Layout

Vino’s Ale and Wine Tavern dates back as a high street pub to the 18th Century. As you enter, there is a single L-shaped bar and the pub has a very cosy feel with exposed floor boards and timbers. There is also an original brick fireplace in the front and a larger brick fireplace at the back.

The Pub has been trading as a successful Ale house and Wine Bar. Vino’s has majored on their Gin range and also charcuterie boards. It is quite possible for a suitable applicant to build on this already successful model or revert back to a more traditional pub style. Occasional live music and a daytime coffee offer would further enhance the business.

Private Accommodation

The private accommodation consists of two bedrooms, a living room, bathroom and domestic kitchen.

Annual Rent: £25,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

This is a very unique pub where it has been successfully run for some years as a spirits led bar with a vast range of wine and spirits. There is a premium beer range on offer with a couple of real ales. I would be looking for a special publican who can further build on this model or with the right ideas, it is possible to revert back to a more traditional offering. The right applicant must be able to trade and promote the business in a highly competitive High Street setting and stand above those competitors in terms of offer and marketing standards.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
