The Three Horseshoes is a Grade II listed public house in the heart of Whitwick, Coalville in Leicestershire. The pub is situated on Leicester Road before entering the centre of Whitwick surrounded by housing estates and boasting community amenities such as hairdressers, supermarkets, local produce shops, churches and a leisure centre. It’s located only a 5 minute drive to the M1 between Loughborough and Leicester.

Pub Layout

The pub has kept its original décor of a traditional historic style although was originally two separate buildings now merged as one. To the left is a long bar with quarry-tiled floor and open fires creating a welcoming and warm ambience, along with wooden bench seating and pre-war fittings.  To the right is similarly small furnished snug, housing a darts board for local sport and television with live viewing. Externally there is a public car park to the front and a garden at the rear with a grassed and patio area.

The pub trades a drinks focused community pub with an opportunity to develop a back-bar operation to aid with some food sales. The pub is well supported by the locals and has developed a very good reputation for Real Ale and events over the last few years, and named by the local CAMRA group as a ‘Pub of Historical Importance’.

Private Accommodation

The private accommodation is located on the first floor and includes three double bedrooms with a family bathroom, kitchen and a lounge.

Annual Rent: £16,000

Security Deposit: £5,000

Tie:        All drinks categories are tied.

For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Admiral Taverns are looking for someone who will become part of the community and attract both regular customers but also be able to capitalise on gaining new custom through events and use of the garden and changes in the bar range. An opportunity to grow the business and drive beer volumes by developing all aspects of the current offer and expanding through great marketing and Social Media.

The premises may qualify for Small Business Rates Relief in which case the non-domestic rating liability may be nil subject to the ratepayer occupying only one property for the purposes of business.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
