The Swallow is situated in the Leigh Park suburb of Havant and around 5 miles from city of Portsmouth. The pub is only a short walk from the town centre and the beautiful Staunton Country Park and the commute into Portsmouth can be done in a mere 10 minutes using the good public transport links that are available. Havant is located in the South-East corner of Hampshire and is well known for its historic links to the Romans and the Domesday Book. Having lots of culture and history makes it a great stop for tourists as well as having the large Meridian shopping centre at its heart. Portsmouth is known as the ‘Great Waterfront City’ and is host to a multitude of various attractions and venues, as well as events and things to do. From museums to boat rides, restaurants to the Cathedral, Parks to Nature Reserves and the infamous Dockyards, Portsmouth really is a fantastic place to be situated near to.

Pub Layout

The Swallow is a substantial detached building with a central bar offering access to both sides of the pub. Entering from the car park, you will find the first of two large open seating spaces with the second area to the other side being used more frequently as a function room. There is a pool table and darts throw located in the main half of the pub and there is a mixture of fixed and low level seating internally for around 70 people. Externally, to the front of the site is a large covered area with outside bar comfortable seating around 30 people and to the rear, there is a smoking solution leading from the car park at the side.

The Swallow is a traditional estate pub and trades mainly to the local customer base from the area. It is a wet-led pub with a fantastic variety of drinks available and also has a great rhythm of the week including pub games, karaoke, quiz nights, sports teams, live sport and live entertainment. Having recently had the external area upgraded, the Swallow affords a great atmosphere both internally and externally, and is a lively place to be all year round. With lots of community events and charity days, the Swallow really is a perfect example of a proper community pub for it’s local residents.

The private accommodation consists of three bedrooms, lounge, kitchen and bathroom.

 

Annual Rent: £18,000

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

The Swallow trades very well and has a great loyal customer base. A new licensee will be able to appreciate the hard work that has already gone into this venue and be have the ability to see where things are already working well as well as being able to drive the business forwards. They will need to be adaptable to business trades, have a very active social media presence and also have a focus on how to keep the customers happy.  The opportunity to offer a small back bar food menu here, could also complement the already busy income streams at this site.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.  Please note, this only applies to pubs marked with an Asterix *
