Parking is limited to off street parking only, however the majority of customers live or work locally and walk to the pub or take a taxi.
The Spread Eagle has two entrances. The bar servery is on the back wall and is large and imposing. The pub is an open plan lounge with comfy seating throughout. The Spread Eagle has a semi-modern feel, having been fully refurbished in 2016. It has a designated games area for both pool and darts enthusiasts. It has a pleasant rear yard area which has several benches, this proves very popular when the sun shines and doubles up as a smoking solution. Externally the Spread Eagle has a good kerb appeal.
The Spread Eagle is traditional community local. The pub is in good condition. It is wet driven but has a small galley style catering kitchen which would support a limited food offer. The current drinks offer includes standard and premium lagers along with a good spirit and wine offer plus cask ales. It is family friendly and pet friendly. The pub offers regular live entertainment and karaoke plus live football on Sky sports and BT sports.
The private accommodation is located on the first floor of the pub and can be accessed through the main bar area via a private entrance. The first floor accommodation consists of a lounge, bathroom, kitchen, 3 bedrooms and various hallways.

The Spread Eagle was fully refurbished in 2016. It is close to lots of local housing, plus some businesses. The operators need to be enthusiastic, hardworking, be prepared to promote pub activities such as sport and entertainment. There is a fantastic opportunity to develop food at the Spread Eagle so some catering skills would be ideal. A local operator would be an advantage although not crucial. The operator will need to have good personal standards.
Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed)
Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property
Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business
Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened
Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
Training – This is required when taking on a Business Support Agreement. Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester. Please note, you will be required to attend this workshop before signing a long term tenancy agreement.
Service Charge Cost – £30.10 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
