  • Fantastic community local
  • Beautiful village location

The Spangled Bull is situated in the affluent village of Kirkheaton on the rural outskirts of Huddersfield. Although this village may be small, it is however mighty with a population of 10,000 living within a mile of site and surrounded by a mixture of residential, commercial and industrial properties providing an excellent catchment area for regular trade and passing footfall. This pub is in the heart of the community and we are looking for someone to keep it that way.

Pub Layout

On entering the pub you walk into an attractive, traditional main bar area which has been segmented in to different sections with the fixtures and fittings. There are snug areas built in to the bay windows throughout. To the right hand side is a log burner which is popular in the cooler months, with a step up to the raised snug area, ideal for larger groups or private parties. There is a small side room off the main area which is used for dining. This used to house the pool table and could be reinstated if required. The commercial catering kitchen can also be accessed from this area. This is compact but has the ability to deliver a variety of food from snacks to a full menu. The beer garden is located to the front and right of the pub and houses a number of wooden benches, providing extra seating in the summer. Although there is no car park at the pub, there is plenty of “On Street” parking.

Trading Style

Site is currently trading 70/30 – wet/dry with both areas having the opportunity to rebuild and re-establish. The current food offer will need to be reviewed to compete with local competition in the area or offering the same products. The site has always traded well on wet sales previously however could be refreshed with premium products alongside a suitable food offer being served at selected times.

Private Accommodation

The private accommodation is located on the first floor and has been kept very well. This comprises of two bedrooms, kitchen and a lounge area.

This is an exciting opportunity to run a well established pub business, and I am looking to work with experienced operators who will continue the excellent work of the current licensees and fully embrace village life.  An individual/couple with local knowledge who can put their own ideas into the business, attract customers from further afield and have a strong marketing plan and have experience in delivering and developing a traditional village pub food offering. The desire to grow the business is essential along with embedding yourself in the local village life to make this the “go to” pub for the local community.
