Proper Pubs is thrilled to introduce you to one of our most recent invested pubs, the Samuel Pepys.  Situated within a 3 minute walk from the centre of Huntingdon, the town is home to many local businesses, including Huntingdon Racecourse and Hinchingbrooke Business Park which has many offices and warehouses located in it. The town lies on the north bank of the River Great Ouse, opposite Godmanchester and close to the market town of St Ives in the east and the village of Brampton in the west. The street that Samuel Pepys sits on is a mixture of commercial properties, with hair dressers, restaurants and some residential houses. Huntingdon is an old market town situated between Peterborough and Cambridge and is used by many as a commuter town as the station has good links into Cambridge and London.

Pub Layout

This pub has been transformed  and has retained its charm, seamlessly incorporating modern design elements and carefully balancing the space ensuring the pub offers a vibrant and inviting feel, making it a great community pub. It has various seating options with both loose and fixed, creating distinct areas within the space. The bar is prominent and services all areas with a great product range catering for all. The external garden has also undergone significant investment with decked and paved areas with a covered area for those colder winter months.

Catering to all age groups with a focus on entertainment, we aim to keep the rhythm of the week lively whilst also ensuring live sports has a place in this plan. Private Accommodation

The private accommodation is a welcomed space for either an individual or small family . There are two bedrooms, separate lounge / office as well as kitchenette and full bathroom all in great condition.

This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns take care of all the running costs including rates, utilities, stock and day to day running costs whilst you take home 18.5% of the net weekly sales, all employment costs relating to your staff and any council tax and TV licence for the residential quarters.

All new operators have comprehensive free training as part of their agreement.

Paul Jackson Business Development Manager requires a strong and dynamic operator to bring back life to what once was a great pub. You will need to have bags of energy and the determination to ensure this is a great community pub. You will need to have a good understanding of the local marketplace and have previous experience in delivering live entertainment. It is paramount you can display the skill set to deliver great standards, service and put the community at the heart of all that you do.
