It is well known for its quality casual food offer, standing as one of the top three destination pubs in the town.

The site is an open plan trading area pub with the advantage of external seating areas both to the front and the more popular rear terrace overlooking the river. Given the main car park for visitors to the town is directly behind the pub, it has great visibility for visiting tourists and locals alike. The Riverside Inn has recently undergone major investment. We reconfigured and increased the size of the internal trading area, and updated the décor to a more contemporary feel.

In the colder winter months the pub very successfully serves the local community with its strength in food and entertainment in recent years, Given the huge potential of the peak summer months to drive food trade both inside and through the outside areas (both front and back) the site would suit a very experienced catering licensee capable of high volume peak trading service. The successful licensee must be an experienced catering operator, with the ability to drive trade to maximise this key site in Callander. It will require the successful licensee to demonstrate the ability to manage a high volume business, build a strong team and deliver memorable customer service. Given the business opportunity, the successful licensee will have to have available funds to invest in this substantial opportunity and is likely to have already proven ability in successfully launching a robust food-based business.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture
