The Riverside Inn is situated in the picturesque town of Callander, alongside the River Teith. This local traditional pub boasts a strong, home cooked food opportunity alongside a relaxed contemporary atmosphere which has recently benefited from substantial investment, highlighting them as one of the top destination pubs in the town.  The town is located in the historic county of Perthshire on the main A84 with direct links to the M9 making this a popular tourist stop to and from the Highlands allowing this to capitalise on the high seasonal footfall in the town.

Pub Layout

The site is an open plan trading area pub with the advantage of external seating areas both to the front and the more popular rear terrace overlooking the river. The site boasts the main car park for visitors to the town which is located directly behind the pub providing great visibility for visiting tourists and locals alike. The Riverside Inn has recently undergone major investment. We reconfigured and increased the size of the internal trading area, and updated the décor to a more contemporary feel.

In the colder winter months the pub has very successfully served the local community with its strength in food and entertainment in recent years, Given the huge potential of the peak summer months to drive food trade both inside and through the outside areas (both front and back) the site would suit a very experienced catering licensee capable of high volume peak trading service. Local knowledge will be an advantage to ensure that the regulars and local community continue to frequent the pub. Most important will be the drive and dedication to ensure that this site trades to its full potential. Callander continues to attract a wider profile of visitors throughout the year beyond the key summer months as winter activities continue to grow in walkers, cyclists, and off-road sports add to the leisure map around the Loch Lomond and Trossachs National park in which the pub sits, making the pubs prominent site a real advantage.

The successful licensee must be an experienced catering operator, with the ability to drive trade to maximise this key site in Callander. It will require the successful licensee to demonstrate the ability to manage a high volume business, build a strong team and deliver memorable customer service. Given the business opportunity, the successful licensee will have to have available funds to invest in this substantial opportunity and is likely to have already proven ability in successfully launching a robust food-based business.

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed). On occasion, our Business Development Manager will discuss a start up rent which is discretionary to an individual pub and can be discussed.

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property.  Our standard deposit is 25% of the headline rent.  On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened.

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.  Held online over three days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

Service Charge Cost – £60.89 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you piece of mind about your boiler and cellar cooling repair and replacement.  This also includes full access to e-learning for you and your staff.

*Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied and the licensee only occupying one property for commercial purposes.
