The village has a very active community with sports teams, guides, and scout groups and sits on a well-serviced bus route and is just minutes away from Oxford Parkway train station, giving superb access to both London and Birmingham.  If that is not enough, there are multiple high-quality industrial parks surrounding the village, Oxford airport is a short drive away and the pub is unopposed by any similar competition, it is easy to see the huge opportunity that the pub presents when the proposed investment is completed a fantastic opportunity for the right operator to drive this pub into the future. The planned investment will bring the Red Lion up to date with a modern fresh feel with a nod to the traditional and will be zoned to reflect the broad demographic of the community. There will be comfortable relaxed areas to enjoy a drink with family and friends and lots of fixed seating and modern mid and taller height seating for groups. The layout will be flexible to accommodate regular weekly quiz nights, pub games, and entertainment events. The pub will trade as wet-led and be a community space for all to enjoy. The drinks range will be extensive and will offer a wide range of hand-pulled ales and draught lagers and ciders, ranging from well-known staples to premium and crafted drinks. Wines, and Mixed drinks, will feature heavily in the offer, drawing on modern trends for Gins, Rums, and Whiskeys, and will stock a compelling range of wines.

Pub Layout

Internally the capacity will be more than 70 plus bar seating. There is a small kitchen, however, it is aged, there is only single-phase electricity and the main competition is a food branded pub. The pub company will not be investing in the pub’s kitchen or installing three-phase electricity as it will cost a fortune for very little potential return, therefore the proposition of this pub should focus on a small offering that is focussed, easy to prepare, and different from a branded operator. The vision is that the food offer will complement the pubs trading style, a slick high quality, unique to the area, and easy to deliver, such as a hand-kneaded sourdough fresh-baked pizza offer. The outside areas give endless opportunities, to host parties, charity events, beer festivals, and music events. The protected patio to the rear will be redesigned and lead to the large family gardens, including the two roadside patios to the front the external seating capacity will be around 130.

We are looking for a special pub operator to work with on a major capital investment that will modernise and transform this successful wet-led community village pub.

Private Accommodation

The private accommodation consists of three large bedrooms and bathroom all of which are in good decorative order.

 

Annual Rent: £TBC

Security Deposit: £5,000

Working Capital: £10,000

Stock: £5,000

Fixtures and Fittings: Upon Valuation  – funding options available for the right licensee.

Tie: All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £325 plus VAT

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
