The Ox & Plough is a recently refurbished community outlet in the Oxclose village districts of Washington, Tyne & Wear. The pub is located amongst good quality private housing and is well serviced by excellent road links from Washington, Sunderland and the nearby A1.

Pub Layout

The Ox & Plough currently operates two trading rooms. To the right, when entering, is the main bar, which houses the pool table and dart board, and welcomes the core day-to-day drinkers who enjoy a great range of lagers and cask ales that the pub has to offer. To the left-hand side of the entrance is an engaging and well-appointed function room that serves as a dining area, function/live music venue or simply a more chilled trade area for couples, families and groups who don’t want to be in the busy bar area. This space opens out onto the terrace which can be used for al fresco dining during the warmer months.

First and foremost, the Ox & Plough is a very popular community local for Oxclose village and nearby Washington districts. Trade is currently split 90% drinks and 10% food.

Private Accommodation

The private accommodation is decorated to a very high standard and comprises; 3 bedrooms, bathroom, lounge and kitchen.

Annual Rent: £19,500

Security Deposit: £7,500

Working Capital: £3,000

Stock: £3,500

Fixtures and Fittings: Upon Valuation  –  Funding options available for the right licensee.

Tie:        All drinks categories are tied.  For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

Training: £250 plus VAT

This pub should be the hub of the community, offering something for everyone in the area. We are looking for an enthusiastic and aspirational licensee who can build a strong team with the ability to drive this business to perform at the level we believe it should be. To provide a more family friendly venue the incoming licensee will maintain the existing trade as a core but further develop the kitchen output around an engaging menu to build the business to its full potential. Music is a huge part of the retail offer for the Ox & Plough, Friday is Bands Night and the recently refurbished function room/restaurant is packed with locals enjoying the live offering. On top of the extra income from food and live music the ingoing licensee should consider other business building avenues such as; cask & craft ale, a cocktail menu to encourage a different customer base and pool and darts teams.

Current opening hours: Sunday – Thursday 12pm- 11pm Friday & Saturday 12pm – 12am

Annual Rent – This is our lowest rent figure associated with a Full Tie.  If the tie is reduced the effective rent (via Tie Release Fees) will increase.  Rent is billed and paid for   weekly in advance depending on the payment terms agreed)

Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property

Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business

Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened / opened kegs and cask ale providing the container is unopened

Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture

Training – This is required when taking on a Business Support Agreement.  Included is an e-learning package for you and your staff and attendance to our ‘Set Up To Succeed’ workshop held at our Head Office in Chester.  Please note, you will be required to attend this workshop before signing a long term tenancy agreement.

Service Charge Cost – £28.01 per week – This is a weekly charge that includes statutory compliance certification (including Annual CP12 and CP42 gas test), cellar cooling services (including full insurance to cover repairs and / or replacements), Health & Safety Essentials (including assessments) and Licensing Support.
